Upon meeting with several residents who brought their concems to Commissioner Cruz
and Steinberg (represented by Chandra Iglesias and Stuart Levy) the decision was made
to freeze all permitting, thus productions, at 244 West San Marino. Attached is the letter
sent to tbe property owner of 244 West San Marino.
For the past two years the heavy usage of this home has been an increasing irritant to the
residents of this neighborhood. Even after the revised Film Guidelines allowed for
increased oversight of this property, the conflicts and tensions between productions
occurring at this home and the surrounding neighbors has increased. Further complicating
the matter is the fact that the property owner is largely absentee, living much of the year
in Germany. He has been issued several letters but has never responded.
The Film & Print Guidelines allow for residential productions with oversight from the Film
& Print Division. These guidelines allow us to manage residential production to the benefit
of our residents, businesses and production community. Unfortunately the situation as it
exists at 244 West San Marino has deteriorated beyond an immediate and workable
solution, and as such we have frozen this location to further production.
Before we will be able to consider issuing additional permits for production at this address,
a meeting between the owner and the surrounding neighbors would need to be conducted
and concessions obtained.

Dear Mr. Dominic,
As a result of the over utilization of 244 West San Marino for commercial production
purposes, the Film & Print Division of the City of Miami Beach will no longer issue
production permits for this address.
The Film & Print Division has been aware of the conflicts within this residential
neighborhood resulting from the heavy production schedule at 244 West San Marino for
some time. In light of the continued problems, despite increased oversight from our
office, we shall no longer issue permits for this property.
Private residential production of all types and sizes must obtain permits through the
Film & Print Office, therefore any productions occurring at this address shall be subject
to enforcement by Miami Beach Code Compliance and Police.
