BEING THE COMPREHENSIVE ZONING ORDINANCE
OF THE CITY OF MIAMI BEACH, FLORIDA, AND
THE MAPS ATTACHED THERETO AND MADE A PART
THEREOF, SO AS TO EXCLUDE THAT CERTAIN),
PARCEL OF REAL ESTATE KNOWN AS 4230 NORTH
BAY ROAD, AND BEING PORTIONS OF LOT 44 ,
BLOCK 1, NAUTILUS SUBDIVISION, AND
RIPARIAN RIGHTS, AS RECORDED IN PLAT
BOOK 8, PAGE 95 , AND LOTS 43 AND 45,
BLOCK 1 , NAUTILUS SUBDIVISION, AS DESCRIBED
IN DEED BOOK 3174 , PAGE 718, OF THE PUBLIC
RECORDS OF DADE COUNTY, FLORIDA, FROM RM-14 ,
MULTIPLE FAMILY, AND PLACING THE SAME IN
PUD-1, PLANNED UNIT DEVELOPMENT .
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF MIAMI BEACH,
FLORIDA:
SECTION 1: That Ordinance No. 1891, being the Comprehensive
Zoning Ordinance of the City of Miami Beach, Florida,
and the maps attached thereto and made a part thereof, be and the
same are hereby amended so as to exclude from RM-14 Use District
and to include in the PUD-1 Use District, the following parcel
of land:
Lot 44 , Block 1 , NAUTILUS SUBDIVISION,
less beginning at N.W. corner, Lot 44 ,
thence E. 66 ft. along N. line to
point, thence S .W. 76 ft. to W. line
side lot at point 54 ft. south from
N.W. corner thence N. 54 ft. along W.
line side Lot 44 to point of beginning;
Riparian Rights , as recorded in Plat
Book 8 , Page 95 , all part of Lots 43
and 45, as described in Deed Book 3174 ,
Page 718 , of the Public Records of
Dade County, Florida,
and otherwise known as 4230 North Bay Road, Miami Beach, Dade
County, Florida.
SECTION 2 : All ordinances or parts of ordinances in conflict
herewith be and the same are hereby repealed.
SECTION 3: This ordinance shall go into effect immediately
upon passage and posting as required by law.

Miami Beach, Florida, has been posted by me in three conspicuous
places in the City of Miami Beach, one of which was at the door of the
City Hall in said City on the 6th day of September, 1974
and that said Ordinance remained posted for a period of at least
thirty days in accordance with the requirements of the City Charter
of the said City of Miami Beach.
