The purpose of this LTC is to update you on the status of the repairs to the Glass elevators at City Hall.
1 ) After delays in the production process, GAL Manufacturing of Brooklyn, N.Y., the largest elevator door
manufacturer in the world, shipped the custom manufactured door assembly pads for the glass
elevators to Atlantic Elevator.
2) Atlantic Elevator received the custom made parts on 6/24/02 and immediately scheduled the
installation and renovation work.
3) On 6/27/02, Atlantic Elevator delivered the door assembly pads to City Hall and begins the renovation
work. Atlantic Elevator also informs Property Management that due to the late arrival of the pads, the
completion date would have to be extended.
4) On 7/2/02, Atlantic Elevator informed Property Management that GAL Manufacturing had not
manufactured key components of the door equipment to the exact dimensions supplied in the
specifications provided by Atlantic Elevator. This was only discovered upon the attempted installation
of the pads. Atlantic Elevator immediately notified GAL Manufacturing of the error. GAL
Manufacturing informed Atlantic Elevator that they would immediately stop other production and
manufacture the correct size custom pads and would air freight the parts at their own expense.
Atlantic expects to complete the assembly process by the end of July. Once the first elevator is
repaired, the second elevator will be out of service for approximately 3-4 weeks for repairs.
For your information, this project is much more than an elevator repair project. It consists of not only the repair
of the non-working elevator, but also the renovation of both glass elevators and the elevator control room to
provide for upgrades in ADA compliance and Life Safety Code compliance. When the non-working elevator
renovations are completed, the second elevator will also undergo a similar renovation. This includes upgrades
to the door assemblies, electrical switchgear, light strobes, fire sprinkler installations, elevator re-call
upgrades, and automatic electrical disconnects in the elevator equipment rooms. These upgrades are all
requirements to bring the 25 year-old elevators into compliance with current Building Codes.
These upgrades will take approximately 90 days. During this period of time, there will be intermittent periods
where one of the glass elevators will be out of service while elevator parts and/or control room parts are being
replaced. Property Management will continue to oversee the contractor to ensure that the repairs and
renovations are completed as soon as possible and with the least amount of disruption to City services as
possible.
Once the repairs and upgrades are completed, we expect they will provide safe and reliable service to the
employees and visitors to the City Hall building for many years to come.
