SUBJECT: PROPERTY MANAGEMENT MONTHL CONSTRUCTION PROJECTS UPDATE
The purpose of this LTC is to update the Mayor and City Commission of the Capital Renewal
and Replacement projects being conducted by Property Management.
In 2004, the Mayor and City Commission authorized the establishment of a permanent Capital
Renewal and Replacement Fund to provide dedicated funding for capital renewal and
replacement projects that would extend the useful life of general fund assets by more than five
(5) years.
The City's real property assets include over 84 municipal buildings and properties; the Lincoln
Road District; 39 bridges; 15 monuments; 23 fountains; 3 swimming pools; over 6 miles of
pedestrian areas along the beaches and boardwalk; and lifeguard stands.
Property Management has over 100 active projects (attachment A) and below are key project
highlights that are underway.
28th Street Obelisk Restoration
Scope: Restoration of the obelisk, base building and the surrounding plaza.
Status: At current, the Architect of Record is finalizing plan review comments issued by the CMB
Building Department. Given the Classification of Work for the project, a requirement for vertical
accessibility has been triggered. The waiver application has been filed with the Florida Building
Commission and has been approved. Estimated completion for this project is September 2018.
42nd Street Garage Lighting
Scope: Retrofit all interior garage lighting to LED fixtures.
Status: The manufacturer, Holophane has begun to produce LED retro fit kits for their 100W
HPS Bantam Fixture. These kits will be a newly installed system. The 42nd Street Garage will be
a pilot for the new fixtures. Upon their successful implementation at 42nd Street garage, the new
retro fit kits will be installed at remaining garages. Estimated start date is April 30th and
estimated completion is May 2018.

777 4th Floor HVAC Replacement
Scope: Installation of new variable air volume dampers, replacement of HVAC ductwork, air
handlers and vents.
Status: All trades with the exception of electrical have been approved by Building Department.
Revisions for electrical will be re -submitted. The estimated completion for this project is May
2018.
Bass Museum Emergency Generator Replacement
Scope: Replace the existing generator and associated switch gear with a new, more efficient
unit.
Status: Project permit has been finalized. Bid packages have been sent to other contractors for
proposals. Projected start date for this project is April 25th and the estimated completion for this
project is May 2018.
Beach Shower Replacement (Phase II)
Scope: Replace and remodel 17 beach showers from South Pointe to 81st Street.
Status: Currently waiting for engineer to make final corrections which include stating the
locations of various backflow preventers and additional sketches of shower locations.
Completion for this project is now dependent on project funding in FY18/19.
City Hall Air Handling Unit Replacement
Scope: Replacement of 10 air handling units at City Hall.
Status: The project is currently nearing the end of completion. Final inspections occurred on
April 6th, 2018 and have been passed. In addition, final payments are being reconciled. The
estimated completion for this project is April 30, 2018.
Marine Patrol Emergency Generator Installation
Scope: Install a new emergency generator for the Marine Patrol building.
Status: Department is currently reviewing engineering drawings for the new generators. The
estimated completion for this project is August 2018.
Miami Beach Police Department Generators Replacement
Scope: Replace the existing emergency generators for two new 500 KVA generators that are
EPA Tier 4 certified; ensuring the new equipment meets the EPA's most stringent regulations
for emissions reductions.
Status: Department is currently procuring generators directly from the manufacturer.
Concurrently, proposal has been received for the mechanical scope of the project and a revised
proposal has been solicited for the electrical scope of the project. All of these proposals should
be ready for the requisitioning process during this week. The estimated completion for this
project is June 2018.
Miami City Ballet Window Replacement
Scope: Replace approximately 83 existing windows at the Miami City Ballet with new, impact
resistant, energy efficient windows and doors capable of rejecting solar heat gain. Surrounding
concrete restoration work also included.
Status: At current, permit issuance is pending completion of Construction Parking Management
Plan (CPMP). Department is preparing bid documents for Request For Proposals (RFP) using
reconciled permit drawings in lieu of final permit set. The estimated completion for this project is
September 2018.

North Shore Youth Center A/C Replacement
Scope: Replace two (2) 30 -ton air handling units at North Shore Youth Center including new
piping.
Status: Project has been completed. Final payment and close out still pending.
Property Management Facility Generator Installation
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: Design drawings have been received and are being reviewed by the department. Once
reviewed, department will issue bid packages. The estimated completion is June 2018.
Public Works Facility Generator Replacement
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: Purchase Order for engineering fees received on February 23, 2018. The engineering
firm is working on the design and should be submitting them by April 25, 2018. Once received,
department will issue bid packages. The estimated completion is June 2018.
South Shore Community Center Flooring Replacement
Scope: Removal and replacement of the existing vinyl floors and baseboards throughout with
new vinyl flooring and baseboards.
Status: Attempting to coordinate closing of space with end-users through the City's leasing
office. The estimated completion is July 2018.
Scott Rakow Youth Center Generator Installation
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: This project has been re -prioritized and defunded and will be submitted with GO Bond
package.
Scott Rakow Youth Center Window Replacement
Scope: Installation of new, hurricane -rated impact windows.
Status: This project has been re -prioritized and defunded and will be submitted with GO Bond
package.
Scott Rakow Youth Center Fire Alarm Renewal
Scope: Replacement of old fire alarm system.
Status: This project has been re -prioritized and defunded and will be submitted with GO Bond
package.
Several completion dates have changed due to coordination with stakeholders, material
availability, and to avoid disruption.
