The City of Miami Beach Expands City Code for Affordable Housing
– Facilitating the Construction of Additional Workforce and Affordable Units in the
Near Future –
Miami Beach, FL – In an effort to incentivize both public and private workforce and
affordable housing, the Miami Beach City Commission has passed two ordinances
building on present workforce and affordable housing initiatives. By providing the tools to
develop the success of individuals, these policies will in turn benefit the entire Miami
Beach community.
“Currently, city code contains guidelines that facilitate the development of affordable
housing for low and moderate-income elderly persons,” said Miami Beach Planning
Director Thomas Mooney. “Now, we’re expanding on that premise by changing policy to
advance affordable housing at a quicker rate, higher quantity and to the extended public
– providing opportunity to a greater part of our disadvantaged community.”
The ordinances reduce minimum parking requirements and lower minimum unit sizes in
order to facilitate workforce and affordable housing construction. More specifically, they
allow the number of workforce and affordable housing units on a site with an existing
building to be increased with no additional parking requirements. Providing an 80
percent density increase beyond the underlying allowable density for workforce and
affordable units, the city’s proposed plan comprehensively ensures that all policies
applying to the development of affordable housing also apply to the development of
workforce housing.
At the increased density proposed, it is anticipated that up to 6,800 additional housing
units will be built on Miami Beach by 2030 – improving traffic patterns, as well as the
quality of life for the urban island’s resident and worker population.
