•The Washington Avenue Zoning Incentives Ordinance was
adopted by the City Commission on October 14, 2015 as
Ordinance No. 2015-3974
•The Incentives apply to the CD -2 district located along
Washington Avenue between 6th Street and 16th Street

Allowing smaller hotel room unit sizes (175 SF) in new hotel construction
or conversions, provided large amenity space is provided (20% of gross
floor area)
A height increase to 75’ for larger lot aggregations, with the exception of
main use parking structures, which would be limited to 55’ in height
Revised pedestal and tower setbacks, so that new sections of a building
are compatible with historic facades
Limits on entertainment uses at the first floor frontage
Creation of Parking District No. 7, which reduces or removes parking
requirements for hotel uses, office uses and/or sidewalk cafes; these
changes sunset on September 1, 2020
