A RESOLUTION OF THE CITY COMMISSION OF THE CITY
OF MIAMI BEACH, FLORIDA, AMENDING THE LEASE
AGREEMENT MADE AND ENTERED INTO ON THE 3RD DAY
OF JUNE, 1981, BY AND BETWEEN THE CITY OF MIAMI
BEACH, LESSOR, A FLORIDA MUNICIPAL CORPORATION,
AND THE JEWISH COMMUNITY CENTERS OF SOUTH
FLORIDA, INC., LESSEE, A PRIVATE NOT FOR PROFIT
CORPORATION REGISTERED IN THE STATE OF FLORIDA,
FOR A CERTAIN PARCEL OF LAND AND FACILITIES AT
4221 PINE TREE DRIVE, MIAMI BEACH, FLORIDA, AND
LESSEE DESIRES TO UTILIZE SUCH PROPERTY AS A
RECREATIONAL COMMUNITY CENTER.
WHEREFORE, in consideration of the mutual covenants each to the other made as
indicated in the original Lease Agreement, made and entered into on the 3rd day of
June, 1981, both parties hereby agree to the amendments to be made to the original Lease
Agreement, and which are attached hereto and made a part of the Lease Agreement on this
19th day of September 1984.
NOW, THEREFORE, BE IT DULY RESOLVED BY THE CITY COMMISSION OF THE
CITY OF MIAMI BEACH, FLORIDA that the City of Miami Beach formally accepts this
Amended Lease Agreement for the property located at 4221 Pine Tree Drive, Miami Beach,
Florida, to be utilized by the Jewish Community Centers of South Florida, Inc., for a
recreational community center.

AMENDMENTS TO
LEASE AGREEMENT
The following are the amendments to the Lease Agreement which was
made and entered into on the 3rd day of June, 1981, by and between the CITY
OF MIAMI BEACH, A Florida municipal corporation, hereinafter referred to as
the "LESSOR" and Jewish Community Centers of South Florida, Inc., a private
not for profit corporation registered in the State of Florida, hereinafter referred
to as "Lessee".
Page 1, Paragraph 1 of the Lease Agreement amended to read as follows:
1. The Lessor does hereby lease to the Lessee, the facilities at 4221 Pine Tree
Drive, Miami Beach Florida, for a period of eAe 4-I3 year ten (10) years
commencing July IT 4984 September 19, 1984 and terminating on guAe 39T .1982
September 19, 1994.
Page 5, Paragraph 21 of the Lease Agreement amended to read as follows:
21. Termination - This Agreement may be terminated by either party hereto by
written notice to the other party of such intent to terminate at least ninety (90)
days prior to the effective date of such termination. In the event the City
initiates termination during the initial ten-year term, the City shall reimburse
Lessee the remaining value of any leasehold improvement in excess of $5,000
based on a ten-year straight line depreciation. Any improvement undertaken by
the Lessee in excess of $5,000 shall have prior written approval by the City
Manager.
