SUBJECT: Collins Park Parking Garage Achieves LEED Gold
The City of Miami Beach Office of Capital Improvement Projects is proud to announce
that the newly completed Collins Park Parking Garage is the first certified LEED Parking
Garage constructed by the City of Miami Beach, having achieved LEED Gold
(attachment 1 ). LEED, or Leadership in Energy and Environmental Design, promotes
sustainable design and construction practices that reduce the negative environmental
impacts of buildings and improves occupant health and well-being. We are especially
proud that even though City code requires only Silver certification, the City has set an
example by exceeding that requirement. A certification plaque is in the process of being
ordered and will be proudly displayed on the building.
LEED is a green building rating system developed by the U.S. Green Building Council
(USGBC). Projects pursuing LEED certification earn points across design and
construction items that address sustainability issues. Based on the number of points
achieved, a project then receives one of four LEED rating levels: Certified, Silver, Gold
and Platinum.
The Collins Park Parking Garage features six levels of parking with 513 parking spaces
and Approximate 16,000 gross square feet of retail space on the ground level. The
project also includes closure of a portion of Liberty Avenue between 22 -23 streets in
order to create a pedestrian plaza that provides a connection from the parking structure
to Collins Park, Miami City Ballet and the Miami Beach Regional Library.
Some of the provisions of sustainability features incorporated into the building
that contributed towards achieving the Gold level of LEED Core and Shell certification
include:
•Use of a White TPO roof, a type of high-reflectance roof material that works to
minimize the heat island effect.
•Total water usage for outdoor purposes was reduced by 81 % through the use of
native plants and smart irrigation.
•The use of potable water for indoor uses has been reduced by 47% through the
use of efficient plumbing fixtures for bathrooms, part of the garage and retail
spaces.
•As a result of a combination of good design and program, efficient energy
systems such as HVAC and lighting, a tight building envelope and facades, and
the use of highly reflective surfaces, the building has demonstrated energy
efficiency savings of 34.56% over a typical baseline building.
•Building materials were at the forefront of the decisions surrounding the design of
the building . Interior spaces include the use of low-emitting (very low to zero
volatile organic content) materials such as paints and adhesives, materials with
high proportions of recycled or sustainable content, as well regional materials
that support the local economy.
