R7V A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE CITY OF MIAMI
BEACH, FLORIDA CALLING FOR A NOVEMBER 8, 2022 CITY OF MIAMI BEACH
SPECIAL ELECTION, FOR THE PURPOSE OF SUBMITTING TO THE ELECTORATE
OF THE CITY OF MIAMI BEACH A QUESTION ASKING WHETHER CITY SHALL
INCREASE FAR FROM 1.0 TO 2.0 IN 1ST STREET OVERLAY LOCATED EAST SIDE
OF WASHINGTON AVENUE BETWEEN 1ST AND 2ND STREETS, WITH FAR
INCENTIVE FROM 2.0 TO 2.7 FOR REDEVELOPMENTS THAT INCLUDE

Dear Mayor and Commissioners,
At the July 6th public meeting of the South of Fifth Neighborhood Association
(SOFNA), following a presentation by Michael Larkin, Esq., representing the
owners of the Yukon Building located at 119 Washington Avenue, the SOFNA
board passed the following resolution:

SOFNA is not in favor of allow ing a FAR incr ease for 119 W ashington Avenue fro m the
current zo ning of FAR 1.0 to FAR 2. l. The building under the original zoning was built to
a FAR of 2.0 and this request would increase its FAR above even what was allowed
before downzoning. We feel that the current zoning is intended to preserve the lowscale
character of the interior sections of the SOFI neighborhood, and unless there is a truly
extraordinary reason, current zoning should be respected.
However, given our unequivocal support for the democratic process, SOFNA does not
oppose putting this issue on the ballot for the voters of Miami Beach to decide.
