Item R7 C - January 31 City Commission - PresentationAlton 3900 Plat ITEM R7 C MIAMI BEACH CITY COMMISSION MEETING JANUARY 31, 2024 Property Overview Property located between I-195 Exit ramp and Alton Road (2.27 acres in size) A portion of the Property (Parcel 2) was previously owned by FDOT (the “FDOT Parcel”) The Property includes subdivided land, triggering requirement to plat the Property Timeline Owner purchased Parcel 1 May 2021 Owner purchased Parcel 2 (FDOT Parcel) Aug. 2021 City of Miami Beach Design Review Board approves site plan for 176-unit multifamily project (File No. DRB21-0664) Dec. 2021 Owner obtains Miami-Dade County tentative plat approval for 3900 Alton Jan. 2022 Owner commences construction (to be completed in Fall 2024) Feb. 2023 Tentative Plat Owner has a tentative plat approval from Miami Dade County (T-24696) –Alton 3900 Plat must be approved by City of Miami Beach Commission prior to final approval by Miami- Dade County and plat recordation Plat is on critical path as plat must be recorded prior to certificate of occupancy, which is scheduled for Fall 2024 Summary of Plat Process to Follow Following approval by Miami Beach City Commission: -Owner submits a final plat package to Miami-Dade County and obtains a Final Plat Punch List (includes list of all requirements that need to be satisfied prior to item getting scheduled on Board of County Commission agenda) -Owner and its consultants work through Final Plat Punch List to satisfy all requirements -Once Final Plat Punch List is full cleared, item gets scheduled on Board of County Commission agenda Conclusion Owner respectfully requests the Miami Beach City Commission’s approval of the 3900 Alton plat to allow the Project to proceed towards timely completion and opening We are happy to answer any questions
