In addition, the Debtor hereby assigns, transfers and conveys to Secured Party, its successors and assigns, all of the Debtor's right, title and interest in, to and under all leases now or hereafter leasing or affecting the Development or any part hereof (subject to the qualifications set forth in the Assignment of Leases and Rents).
