This Indenture is made this 5 day of March,2024,between RUDY PEREZ and
ELIZABETH PEREZ,husband and wife,whose mailing address is 7230 Shagbark Lane,
College Grove,Tennessee 37046 ("Grantor"),and CITY OF MIAMI BEACH,a municipal
corporation of the State of Florida,whose mailing address is 1700 Convention Center Drive,
Miami Beach,FL 33139 ("Grantee").
WITNESS ETH that the Grantor,for and in consideration of the sum of TEN DOLLARS
($10.00),and other good and valuable consideration to Grantor in hand paid by Grantee,the
receipt of which is hereby acknowledged,does hereby grant,bargain,sell,alien,remise,transfer,
release,convey,and confirm Grantee and Grantee's heirs,successors and assigns forever,the
following described land,situate,lying and being in the County of Miami-Dade,State of Florida,
and as more particularly described in EXHIBIT "A"attached hereto and made a part hereof.
SUBJECT ONLY TO taxes and assessments for the year 2024 and subsequent years,
any and all applicable zoning ordinances and/or restrictions imposed by any governmental
authority,and the matters set forth in EXHIBIT "B attached hereto and made a part hereof,
provided that nothing contained herein shall be deemed to reimpose the same.
TOGETHER WITH all tenements,hereditaments and appurtenances thereto belonging
or in anywise appertaining.
TOGETHER WITH all buildings,fixtures,and other improvements as presently
located on the Property,
TO HAVE AND TO HOLD,the same in fee simple forever.
AND GRANTOR hereby covenants with Grantee that Grantor is lawfully seized of the
Property in fee simple;that Grantor has good right and lawful authority to sell and convey the
Property;and that Grantor does hereby fully warrant the title to the Property and will defend the
same against the lawful claims of all persons claiming by,through,or under Grantor,but against
none other.
