SUBIECT: Summary of Single Family Home nit Size and Lot Coverage Calculations - 2014
On September 24,2013, the Planning Board transmitted 2 separate Ordinances, pertaining to
the development regulations for single family properties, to the City Commission with a favorable
recommendation. On February 12, 2014, the City Commission adopted amended versions of
both Ordinances. The following is a summary of the changes made to the development
regulations in Section 142-105 pertaining to Lot Coverage and Unit Size:
Lot Coverage (2 Story Home):. Previous Code: Gave discretion to the DRB to allow up to 35% lot coverage.
r Approved Ordinance: Sets the maximum lot coverage at 30%, regardless of lot size,
with no ability to go up to 350/o at DRB. Additionally, for homes proposing a lot coverage
of 25o/o or greater, the second floor of a home is limited to 70% of the area of the first
floor, unless waived by the DRB. Finally, the calculation of lot coverage includes internal
courtyards open to the sky, which are substantially enclosed on 3 or more sides.
Note: Lot Coverage requirements for 1 story homes remained the same at 50%
Unit Size:o Previous Code: Gave discretion to the DRB to allow up lo70o/o unit size.
. Approved Ordinance: Sets the maximum unit size at 50% for ALL Districts (RS-1 ,2,3 &
4), with no DRB increase.
These regulations have been in place since September 24,2013, and have been applicable to all
new applications filed after that date, Attached is a spreadsheet with a list of single family home
development review and permit applications submitted after September 24, 2013. Data on a
small number of the homes was not available because the plans are in the process of being
archived and have not been uploaded to laserfische.
