May 13, 2026 Planning Board Recommendation - Single-Family Driveway Requirements On May 5, 2026, the Planning Board held a discussion regarding the current provisions of the Land Development Regulations of the City Code (LDRs) related to driveways within single-family (RS)zoning districts. The discussion centered on the regulations that currently require a minimum driveway width of nine (9) feet and limits the total driveway area no more than 30% of the lot width. In practice, this regulation prevents the introduction of a semicircular driveway within any propertythat is less than sixty (60) feet wide. During the discussion, several members of the Board noted that there are other regulations including minimum required driveway setbacks and maximum impervious area requirements thateffectively limit paving within the required yards. In order to allow smaller single family home properties more flexibility, the Board passed a motion (6-0, 1 absent) recommending that the Mayor and City Commission consider amending the single-family home development regulations asfollows: G.Driveways.Driveways and parking spaces leading into a property are subject to the following requirements: I.Driveways and parking areas that are open to the sky within any required yard shall be composed of porous pavement or shall have a high albedo surface consisting ofa durable material or sealant, as defined in section 1.2.1 of this Code. 11.Driveways and parking areas composed of asphalt that does not have a high albedosurface, as defined in section 1.2.1 of this Code, shall be prohibited. Ill.The maximum width of all driveways at the front or side facing a street property lineincluding access drive•11ays from the Right of Way shall not exceed 30 percent(30%) of the lot width, and in no instance shall be less than 9 feet in 11✓idth and greater than 18 feet in width.
