HomeMy WebLinkAboutLTC 256-2026 Approved Live Local Application - 663 Alton RoadMIAMI BEACH OFFICE OF THE CITY MANAGER LTC #256-2026 LETTER TO COMMISSION TO: Honorable Mayor Steven Meiner and Members of the City Commission FROM: Eric Carpenter, City Manager � June 11, 2026DATE: SUBJECT: Approved Live Local Application -663 Alton Road Attached is an Administrative Order approving an eligible affordable housing project pursuant toSection 166.04151, Florida Statutes (Live Local Act) and Section 2.5.5 of the City of Miami Beach Land Development Regulations (LDRs). The administrative site plan approval is for a 16-story, mixed-use workforce housing development with 79 residential units and was reviewed forconsistency with the LDRs and the City of Miami Beach Comprehensive Plan. As required under State Statutes the Administrative review was performed and approved subject to a number of conditions as enumerated in the attached documents. The following is a general summary of the proposal: 1.The proposal is located within the Commercial, Medium Intensity (CD-2) zoning and future land use district. The current underlying development regulations for the CD-2 district, as set forth in the LDRs, allow for a maximum floor area ratio (FAR) of 2.0 for residentialdevelopment, a maximum density of 100 residential units per acre of land, as well as an80% density bonus for workforce and affordable housing units, and a maximum building height of 55 feet. 2.Pursuant to the Live Local Act (LLA), a qualifying application is entitled to administrative approval if at least forty percent ( 40%) of the proposed residential units are affordable for a period of at least 30 years. The subject application proposes that 100% of the 79 residential units will consist of workforce housing for a minimum period of 30 years. 3.The proposal includes a maximum FAR of 6.21 (93,083 square feet), a density of 230 residential units per acre of land and a building height of 204 feet. These developmentattributes are permitted to exceed those of the underlying zoning district due to State preemptions under the LLA.
