(Priv Appl) PL 5/7 Alton Road Homeowners &Residents Association.Inc. 2982 Alton Road ¢Miami Beach,FL 33140 June 16,2026 Mayor Steven Meiner and Honorable Members of the City Commission City of Miami Beach 1700 Convention Center Drive Miami Beach,FL 33139 Re:Alton City Center Overlay-Reaffirmation of Support,First Reading Dear Mayor Meiner and Honorable Commissioners: On behalf of the Alton Road Homeowners &Residents Association,Inc.("ARH&RA"),we write to reaffirm our support for the proposed Alton City Center Overlay.We respectfully urge the Mayor and City Commission to approve the Alton City Center Overlay at first reading.Our Association previously submitted a letter in support of this application on February 12,2026,and,having monitored the public dialogue in the intervening months,our position remains unchanged:this project represents a responsible,community-forward approach to addressing long-documented needs in our neighborhood. The Alton City Center Overlay advances goals that our membership has consistently prioritized, including: •The creation of substantial non-transient residential housing at a price point accessible to entry-level professionals,young families,and residents who are currently priced out of the single-family home market in Miami Beach and,unlike other Miami submarkets,haven't had the benefit of new multi-family rental supply.The Alton City Overlay delivers attainable housing that our community urgently needs; •The introduction of a true live-work-play development on a site and location that is uniquely positioned to support it -integrating residential,office,retail,and activated public amenities into a cohesive mixed-use environment that generates year-round activity, reduces vehicle dependency,and delivers the kind of accretive urban infill that strengthens the City's economic base and quality of life for residents; •The revitalization of a long-vacant and underutilized stretch of Alton Road into a vibrant mixed-use corridor that serves both residents and local businesses year-round,not seasonally; •Meaningful public realm improvements,including Alton Court beautification, undergrounding of FPL utility lines,landscaping for adjacent surface lots and parklets,a new pedestrian paseo connecting Alton Road,West Avenue,and Sunset Harbour,public art, community gardens,and a neighborhood padel court; •Transportation and mobility benefits including shared shuttle service to major employers, EV charging infrastructure,micromobility options,and construction staging support for the City's West Avenue Capital Improvements Project -directly relieving burdens on surrounding residents and businesses during the construction period; June 16,2026 Page 2 •Delivering temporary and more importantly permanent employment positions in retail, office,and building operations to the Miami Beach market •Millions in tax revenue to support City infrastructure,parks,schools,and public safety on an otherwise vacant site not producing income to the City of Miami Beach. Our Association engaged closely with the applicant throughout the outreach process and found them to be responsive,transparent,and committed to neighborhood input.The resulting proposal reflects that engagement. The Alton City Center Overlay is consistent with the City's Comprehensive Plan,aligned with the planning priorities this Commission has articulated,and supported by the residents and homeowners who live and invest in this neighborhood.We should not risk delaying this very important overlay zoning approval that will greatly benefit our community.We respectfully urge the Commission to approve the overlay and to allow this important project to advance through the established review process.
