The applicant is requesting a one (1) year extension of time to obtain a full building
permit for previously approved variances to reduce the required front pedestal setback,
to exceed the maximum permitted projection into the front setback, and to not provide
the required parking for off-street loading space in order to build a new 5-story mixed
use building.
The application has been transferred to the Historic Preservation Board. -No action taken
by the Board.

The applicant is requesting the following variance in order to retain air conditioning units
located on the north side of the property:
1. A variance to reduce by 5’-4” the minimum required interior side setback of 7’-6”
for mechanical equipment in order to retain eight (8) air conditioning units at a
minimum of 2’-2” from the north property line.
Continued to the December 4, 2015 meeting –Baron/Colin 5-0.

inspection during normal business hours in the office of the Planning Department located at 1700
Convention Center Drive, 2nd Floor, City Hall, Miami Beach, Florida 33139. Inquiries may be directed to
the Department at (305) 673-7550. Any of the above items may be continued to another meeting date
and, under such circumstances, further advertised legal notice may not be provided.

ensure a verbatim record of the proceedings including testimony and evidence upon which the appeal is
to be based. This notice does not constitute consent by the City for the introduction or admission of
otherwise inadmissible or irrelevant evidence, nor does it authorize challenges or appeals not otherwise
allowed by the law.
