TUESDAY, DECEMBER 11, 2001
1. Requests for Rehearings:
a. HPB File No. 1172, Eastern Terminus of 78th Street (East of Atlantic
Way). Affected persons, Robert Swedroe and Rita Swedroe, are
requesting a rehearing of a previously approved Certificate of
Appropriateness for a beach accessway (This file is on remand from the
Historic Preservation Special Master).
NO ACTION TAKEN
2. Extensions of Time:
a. HPB File No. 1261 (formerly Joint Board File No. 12979J), 919 Collins
Avenue. The applicant, 826 Collins Avenue Associates, is requesting
a one (1) year Extension of Time to obtain a Building Permit for a
previously issued Certificate of Appropriateness and Design Review
approval for the construction of a one (1) story building fronting Collins
Avenue and a two (2) story structure at the rear of the property, as well
as the rehabilitation of two (2) existing structures.
APPROVED: One (1) Year
3. Public hearing to consider directing Planning Department staff to prepare a
Preliminary Evaluation and Recommendation Report relative to the possible
designation of a portion of Collins Avenue, generally from 6084 Collins Avenue
to the centerline of 72nd Street, as a local Historic District.

The Board directed Planning Department staff to prepare a Preliminary Evaluation
and Recommendation Report relative to the possible designation of a portion of
Collins Avenue, generally from 6084 Collins Avenue to the centerline of 72nd Street,
as a local Historic District.
4. Public Hearing to consider historic preservation designation of the 69th Street
Fire Station (now known As Fire Station No. 4), located at 6860 Indian Creek
Drive, as a Local Historic Site.
The Board approved historic preservation designation of the 69th Street Fire Station
(now known As Fire Station No. 4), located at 6860 Indian Creek Drive, as a Local
Historic Site.
5. Update on the possible historic preservation designation of La Gorce Country
Club.
UPDATE GIVEN
Previously Continued Projects:
1. HPB File No. 1246, 619 Meridian Avenue - The Iona Building . The applicant,
Gavriel Mairone, is requesting a Certificate of Appropriateness to partially
demolish, alter and modify an existing two (2) story apartment building, inclusive
of a new roof-top addition.
APPROVED
2. HPB File No. 1231, 300 - 1099 Lincoln Road - Right-of-Way Improvements. The
applicant, The City of Miami Beach, is requesting a Certificate of
Appropriateness for right-of-way improvements including, but not limited to,
landscaping, lighting, light poles and fountain improvements.
Approved proposals for 700 and 1000 blocks only; proposal for 500 block fountain
shall be brought back before the board.
3. HPB File No. 1164, 5937 Collins Avenue - The Bath Club . The applicant,
Collins Avenue Associates, L.L.C., is requesting a revision to a previously

approved Certificate of Appropriateness for the demolition of portions of the
existing Bath Club, as well as the substantial renovation and restoration of the
remainder of the Bath Club, in conjunction with the construction of a 132 unit,
twenty-one (21) story condominium with accessory cabanas and four (4) story
townhomes, in order to demolish such structures prior to the issuance of a
Building Permit.

New Projects:
1. HPB File No. 1259, 1344 Euclid Avenue. The applicant, Rabin M. Sarda, is
requesting a Certificate of Appropriateness to partially demolish, alter and
modify an existing one (1) story rear garage structure in order to construct a one
(1) story roof-top addition.
APPROVED
REQUESTS FOR PRELIMINARY EVALUATIONS:
1. HPB File No. 1262, 1601 Collins Avenue - Loews Hotel. The applicant, M.B.
Redevelopment, Inc., is requesting a Preliminary Evaluation of a proposal to
partially demolish, alter and modify an existing hotel building in order to construct
a three (3) story addition at the southwest corner of the site, a three (3) story
addition at the southeast corner of the site, and a two (2) story connector between
each new addition and the existing structure.
COMMENTS GIVEN
2. HPB File No. 1260, 2020-2038 Collins Avenue - Wolfie's. The applicant, Walgreen
Co., is requesting a Preliminary Evaluation of a proposal to partially demolish, alter
and modify an existing two (2) story building in order to construct a one (1) story
roof-top addition and conjoin the building with an existing (2) story structure to the
west. The resulting structure will house a new drugstore in addition to the existing
Wolfie's restaurant.

3. HPB File No. 1263, 2901 Collins Avenue - Seville Beach Hotel. The applicant,
Seville Beach Hotel Corp., is requesting a Preliminary Evaluation of a proposal to
partially demolish, alter and modify an existing hotel complex. Specifically the
applicant is proposing to demolish, raise and re-construct an existing pool deck
and related cabana structures in order to add a subterranean parking level below,
to construct a one (1) level addition at the third level of the eastern side of the
existing tower, and to construct a one (1) story roof-top addition.
