I. REQUESTS FOR CONTINUANCES
a. DRB File No. 23013, 3541 Flamingo Drive. The applicant, Jamie Angel
Rubinson, is requesting Design Review Approval for the construction of a
new (2) two-story home, to replace an existing pre-1942 architecturally
significant (2) two-story home, to be demolished

b. DRB File No. 23014, 6360 North Bay Road. The applicant, MBDWLJ
LLC, is requesting Design Review Approval for the construction of a new
(2) two-story home, to replace an existing pre-1942 non-architecturally
significant (2) two-story home, to be demolished.

c. DRB File No. 23023, 130 West Rivo Alto Drive. The applicant, Rene
Katz, is requesting Design Review Approval for the construction of a new
(2) two-story home, to replace an existing pre-1942 architecturally
significant (2) two-story home, to be demolished.

d. DRB File No. 22994, 257 Palm Avenue. The applicants, 2 Mosqueteros
LLC, are requesting Design Review Approval for the construction of a
new 2-story home, to replace an existing 1-story home, to be demolished.

II. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. SINGLE FAMILY HOMES
a. DRB File No. 23029, 430 West San Marino Drive. The applicant, Carino
San Marino LLC, is requesting Design Review Approval for the

construction of new rooftop projections to a previously approved and
permitted (2) two-story single-family residence.
DENIED – Housen / Minagorri 4-2 (Saba, Phang)
III. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Applications
a. DRB File No. 23018, 8127 Crespi Boulevard. The applicant, Eduardo
Botte, is requesting Design Review Approval for the construction of a
new (3) three-story, four-unit townhouse building on a vacant site.
APPROVED w/ conditions – Housen / Phang 6-0
b. DRB File No. 23016, 1759 Bay Road. The applicant, Cueto Miami, LLC,
is requesting Design Review Approval for the partial demolition of an
existing (1) one-story and (2) two-story warehouse building to
accommodate a new 2nd floor addition.
APPROVED w/ conditions – Housen / Minagorri 6-0
2. Modifications/updates to previously approved plans
a. DRB File No. 22858, 730-814 1st Street – Radio Bar and Residence
APPROVED w/ proffered conditions – Minagorri / Housen 6-0

The applicants, NF First Street LLC and BK First Street LLC, BK First
Street Development, LLC, and 814 Property Holdings, LLC, are
requesting modifications to a previously approved Design Review
Approval for the construction of a new 7-story mixed-use building,
including a robotic parking garage, which will replace an existing one (1)
and two (2) story building, to be demolished. Specifically, the applicants
are requesting to expand the building and site to the west onto an
additional parcel, and are requesting design modifications to the
previously approved plans.
3. New Applications
a. DRB File No. 23027, 1966 Biarritz Drive. The applicant, ACM GROUP
LLC, is requesting Design Review Approval for the construction of a new
(4) four-story, (6) six-unit residential building on a vacant site
APPROVED w/ conditions – Minagorri / Housen 6-0
b. DRB File No. 23028, 330 76 Street. The applicant, SS2D LLC, is
requesting Design Review Approval for the construction of a new (4)
four-story, (4) four-unit residential building with a rooftop pool to replace a
(1) one-story single-family residence.
APPROVED w/ conditions – Tobin / Saba 6-0
IV. NEXT MEETING DATE REMINDER
Tuesday, March 04, 2014 @ 8:30 a.m.
These applications have been filed with the Planning Department for review by the Design
Review Board, pursuant to Section 118-252, and Section 118-71 of the City’s Land
Development Regulations.
All persons are invited to attend this meeting or be represented by an agent, or to express their views in writing
addressed to the Design Review Board c/o the Planning Department, 1700 Convention Center Drive, 2nd Floor,

Miami Beach, Florida 33139. The applications for the above projects are available for public inspection during
normal business hours at the Planning Department, 1700 Convention Center Drive, 2nd Floor, Miami Beach, Florida

Any of the above items may be continued and, under such circumstances, additional legal notice would not be
provided. Any person may contact the Department at (305) 673-7550 for information as to the status of these items
as a result of the Board's meeting.
