I. DISCUSSION ITEMS
1. Selection of Chair and Vice Chair

II. WITHDRAWN
1. DRB File No. 22867, 1790 Alton Road – Modani. The applicant, 1790 Holdings,
LLC., is requesting a one (1) year Extension of Time to obtain a Building Permit
for a previously issued Design Review Approval for the construction of a new 4 -
story commercial building with a parking garage on a vacant site. [The applicant
has withdrawn this application for a City extension of time.]

III. REQUESTS FOR CONTINUANCES
1. DRB File No. 22943, 827 West 41st Street – Domino’s. The applicant, Domino’s
Pizza Inc., is requesting Design Review Approval for the construction of a new
single story commercial building, to replace an existing single story structure and
parking lot, to be demolished. [Note: Application approved on January 8,
2013, with the exception of the landscape plan and outdoor seating plan.
The applicant is requesting a continuance to April 2, 2013.]
CONTINUED to May 7, 2013 (Note: The Board initially continued this item to April 2, 2013,
however the April 2, 2013 was later cancelled.)
2. DRB File No. 22959, 500-702 Alton Road, 501-651 West Avenue – Waves.
The applicants, South Beach Heights I, LLC., 500 Alton Road Ventures, LLC.,
and 1220 Sixth, LLC., are requesting Design Review Approval for the
construction of a new mixed-use residential and commercial project, including
the renovation with substantial modifications to an existing 10 -story building, the
demolition of all other existing structures on the subject sites, and the
construction of three (3) new mixed-use structures with underground parking,
ranging in height from one (1) to seven (7) stories. [The applicant is requesting
a continuance to May 7, 2013.]

3. DRB File No. 22926, 980 West 48th Street. The applicant, MJS Family Trust, is
requesting Design Review Approval for the constructio n of a new 2-story home,
to replace an existing pre-1942 architecturally significant single story home, to be
demolished. [Note: Application approved on November 6, 2012, with the
exception of the landscape plan. The applicant is requesting a continuance
to April 2, 2013.]
CONTINUED to May 7, 2013 (Note: The Board initially continued this item to April 2, 2013,
however the April 2, 2013 was later cancelled.)
IV. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Applications from the February 5, 20 13 meeting.
a. DRB File No. 22945, 910 West Avenue – Southgate Towers. The
applicant, Southgate Towers, LLLP, is requesting Design Review
Approval for modifications to the exterior of two (2) existing 14 -story
apartment buildings, including design modificati ons to the existing
facades, and new roof -top terraces, and a new hardscape and landscape
plan for the site, including an outdoor dining area, and 10th Street street-
end improvements in the Public right-of-way, and modifications to
previously approved conditions for the construction of a public baywalk.
APPROVED, with the exception of the Baywalk plan, which was continued to May 7, 2013
b. DRB File No. 22941, 1691 Michigan Avenue – The Putting Club. The
applicant, City Middle, LLC., is requesting Design Revie w Approval for
modifications to an existing 6 -story parking garage, including the
construction of several single story roof-top structures, which include an
outdoor bar, kitchen, and restrooms, as part of a new miniature golf
course facility.

c. DRB File No. 22955, 1 Washington Avenue – South Pointe Park. The
applicant, the City of Miami Beach, is requesting Design Review
Approval for the installation of a low hedge surrounding an off -leash dog
area within the western portion of South Pointe Park.

a. DRB File No. 22912, 25 East Rivo Alto Dr. The applicant, Are
Traasdahl, is requesting Design Review Approval for the construction of
a new 2-story home, which will replace an existing pre-1942
architecturally significant home, to be demolished. [Note: Application
approved on August 7, 2012, with the exception of the landscape
plan.]

Glottman, is requesting Design Review Approval for the construction of a
new 2-story home, to replace an existing pre-1942 architecturally
significant 2-story home, to be demolished.

b. DRB File No. 22936, 42 Star Island Drive. The applicant, Dr. Leonard
Hochstein, is requesting Design Review Approval for the construction of
a new 2-story home, to replace an existing pre-1942 architecturally
significant home, to be demolished.

c. DRB File No. 22952, 201 Palm Avenue. The applicant, Venstyle
Holdings., LLC., is requesting Design Review Approval for the
construction of a new 2-story home, to replace an existing pre-1942
architecturally significant single story home, to be demolished.

d. DRB File No. 22953, 247 Palm Avenue. The applicant, Venstyle
Holdings., LLC., is requesting Design Review Approval for the
construction of a new 2-story home, to replace an existing pre-1942
architecturally significant single story home, to be demolished.

Holdings., LLC., is requesting Design Review Approval for the
construction of a new 2-story home, to replace an existing single story
home, to be demolished.

f. DRB File No. 22948, 1776 Bay Drive. The applicant, Hilda Jilia Montano
De Iriarte, is requesting Design Review Approval for the construction of a
new 2-story home, to replace an existing pre-1942 architecturally
significant 2-story home, to be demolished.

g. DRB File No. 22947, 701 West 47th Street. The applicant, Yosef Lipkin,
is requesting Design Review Approval for the construction of a new 2 -
story home, to replace an existing pre-1942 architecturally significant 2-
story home, to be demolished [NOTE: Application approved on March
5, 2013, with the exception of the landscaping, paving and parking
areas at the front of the home.]
