I. REQUESTS FOR CONTINUANCES / OTHER
1. DRB File No. 22965, 5180 North Bay Road. The applicant, John Gehret, is
requesting Design Review Approval for modifications to an existing pre -1942
architecturally significant 2-story home. [Note: This application has been removed
from the agenda at the request of the applicant. No action from the Board is
required.]

2. DRB File No. 22945, 910 West Avenue – Southgate Towers. The applicant,
Southgate Towers, LLLP, is requesting Design Review Approval for modifications to
the exterior of two (2) existing 14 -story apartment buildings, including design
modifications to the existing facades, and new roof-top terraces, and a new
hardscape and landscape plan for the site, including an outdoor dining area, and
modifications to previously approved conditions for the construction of a public
baywalk. [Note: Application approved on March 5, 2013, with the exception of
the Baywalk plan.]

1. Previously Continued Applications from March 5, 2013 .
a. DRB File No. 22926, 980 West 48th Street. The applicant, MJS Family
Trust, is requesting Design Review Approval for the construction of a
new 2-story home, to replace an existing pre-1942 architecturally
significant single story home, to be demolished. [Note: Application
approved on November 6, 2012, with the exception of the landscape
plan. The Board initially continued this item to April 2, 2013,
however the April 2, 2013 was later cancelled.]

2. New Applications
a. DRB File No. 22963, 401 East Rivo Alto Drive. The applicant, 440
SOMMA LLC, is requesting Design Review Approval for the construction
of a new 2-story addition at the front of an existing one (1) and two (2)
story home.

b. DRB File No. 22962, 5327 North Bay Road. The applicant, Dennis
Carson TRS, is requesting Design Review Approval for the construction
of a new 2-story home, to replace an existing pre-1942 architecturally
significant 2-story home, to be demolished.

c. DRB File No. 22964, 428 South Hibiscus Drive. The applicant, Casa
Ischia LLC, is requesting Design Review Approval for the construction of
a new 2-story home, to replace an existing pre-1942 architecturally
significant 2-story home, to be demolished.

d. DRB File No. 22966, 27 East Dilido Drive. The applicant, Paul
Cappuccio, is requesting Design Review Approval for the construction of
a new 2-story home, to replace an existing pre-1942 architecturally
significant 2-story home, to be demolished.

III. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Applications from March 5, 2013.
a. DRB File No. 22943, 827 West 41st Street – Domino’s. The applicant,
Domino’s Pizza Inc., is requesting Design Review Approval for the
construction of a new single story commercial building, to replace an
existing single story structure and parking lot, to be demolished. [Note:
Application approved on January 8, 2013, with the exception of the
landscape plan and outdoor seating plan. The Board initially
continued this item to April 2, 2013, however the April 2, 2013 was
later cancelled.]

2. New Applications
a. DRB File No. 22967, 1 Washington Avenue – South Pointe Park Pier
AIPP project. The applicant, the City of Miami Beach , is requesting
Design Review Approval for an Art in Public Places (AIPP) project at the
entrance to South Pointe Park Pier.

b. DRB File No. 22960, 800 West Ave–South Bay Club. The applicant,
South Bay Club Condominium, is requesting Design Review Approval for
modifications to the exterior east and west areas of an existing 15 -story
apartment building, including new hardscape and landscape plan for the
site, including new cabanas and raised terraces.

c. DRB File No. 22959, 500-702 Alton Road, 501-651 West Avenue –
Waves. The applicants, South Beach Heights I, LLC., 500 Alton Road
Ventures, LLC., and 1220 Sixth, LLC., are requesting Design Review
Approval for the constructio n of a new mixed-use residential and
commercial project, including the renovation with substantial
modifications to an existing 10-story building, the demolition of all other
existing structures on the subject sites, and the construction of three (3)
new mixed-use structures with underground parking, ranging in height
from one (1) to seven (7) stories.
APPROVED; DESIGN DETAILS CONTINUED TO THE July 02, 2013 MEETING
IV. DISCUSSION ITEMS
1. DRB File No. 22968, Citywide - Proposed modifications and updates to existing
Design Guidelines.
