I. SINGLE FAMILY HOMES
1. Modifications to previously approved plans
a. DRB File No. 22855, 2068 North Bay Road. The applicant, 2068 NBR
LLC., is requesting modifications to a previously issued Design Review
Approval for the construction of a new 2-story home, which will replace
an existing pre-1942 architecturally significant 2 -story residence, to be
demolished. Specifically, the applicant is requesting design modifications
to the previously approved plans.
APPROVED
b. DRB File No. 22880, 2142 North Bay Road. The applicant, Geilan
Sahmoud Trustee, is requesting modifications to a previously issued
Design Review Approval for the substantial demolition of an existing pre-
1942 architecturally significant 2 -story home, and the construction of a
new 2-story home. Specifically, the applicant is requesting design
modifications to the previously approved plans.

2. Previously Continued Applications from July 3, 2012
a. DRB File No. 22912, 25 East Rivo Alto Dr. The applicant, Are
Traasdahl, is requesting Design Review Approval for the construction of
a new 2-story home, which will replace an existing pre -1942
architecturally significant home, to be demolished.

3. New Applications
a. DRB File No. 22909, 441 N. Hibiscus Dr. The applicant, Cocomare,
LLC., is requesting Design Review Approval for the construction of a new
2-story single family home, to replace an existing multifamily building, to
be demolished.
APPROVED, with the exception of the landscape plan and design of the east elevations,
which were continued to October 2, 2012

Hernandez, is requesting Design Review Approval for the construction of
a new 2-story home, which will replace an existing pre -1942

c. DRB File No. 22916, 5004 North Bay Road. The applicant, Christian M.
DeBerdouare, is requesting Design Review Approval for the construction
of a new 2-story home, which will replace an existing 2-story residence,
to be demolished

Meridian Ave., LLC., is requesting Design Review Approval for the
construction of three (3) new 3 -story additions to an existing 4-story
multifamily building.
APPROVED
2. After-the-Fact Applications continued from July 3, 2012.
a. DRB File No. 22914, 36-40 Ocean Drive – Philippe Chow Restaurant.
The applicant, Taverna Opa of South Beach, Inc., is requesting an after -
the-fact Design Review Approval for façade modifications to an existing
single story building.

3. New Applications
a. DRB File No. 22889, 1201-1237 20th Street – Palau at Sunset Harbor.
The applicant, Palau Sunset Harbor, LLC., is requesting Design Review
Approval for the construction of a new 5-story mixed-use building which
will replace all existing structures on the subject site, to be demolished.
CONTINUED to October 2, 2012, and application to be re -noticed for October 2, 2012
