I. REQUESTS FOR CONTINUANCES
1. DRB File No. 22912, 25 East Rivo Alto Dr. The applicant, Are Traasdahl, is
requesting Design Review Approval for the construction of a new 2 -story home,
which will replace an existing pre -1942 architecturally significant home, to be
demolished. [Note: Application approved on August 7, 2012, with the exception
of the landscape plan.]
Continued to January 8, 2012
2. DRB File No. 22935. The applicant, Clear Channel Outdoor, is requesting Design
Review Approval for modifications to existing bus shelters throughout the City,
including the installation of digital advertising. [The applicant is requesting a
continuance to January 8, 2013.]

1. Previously Continued Applications from November 6, 2012.
a. DRB File No. 22928, 1220 S. Biscayne Pointe Road. The applicant,
William Pizzorni, is requesting Design Review Approval for the
construction of a new 2-story home on a vacant site.

a. DRB File No. 22936, 42 Star Island Drive. The applicant, Dr. Leonard
Hochstein, is requesting Design Review Approval for the construction of
a new 2-story home, to replace an existing pre-1942 architecturally
significant home, to be demolished.

b. DRB File No. 22937, 206 & 212 West Dilido Drive. The applicant,
Ahmed Lee Khamsi, is requesting Design Review Approval for the
construction of a new 2-story home, to replace two (2) existing single

is requesting Design Review Approval for the construction of a new 2 -

London, is requesting Design Review Approval for the construction of a
new 2-story home, to replace an existing single family home, to be
demolished.

III. PRELIMINARY EVALUATIONS
1. DRB File No. 22920, 4701 North Meridian Avenue – Former Miami Heart
institute. The applicant, 4701 North Meridian, LLC., is requesting a preliminary
evaluation for the partial demolition, renovation, and adaptive re -use of the former
hospital site as a new multifamily residential development, retaining existing
nonconforming height, setbacks, floor area, and off -street parking.

IV. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. New Applications
a. DRB File No. 22938, 7140 Collins Avenue – Denny’s. The applicant,
Den North Beach, is requesting Design Review Approval for façade
modifications to an existing single story building, as well as landscape
enhancements to the site.

V. REQUESTS FOR RE-HEARINGS
1. DRB File No. 22889, 1201-1237 20th Street – Palau at Sunset Harbor. The re-
hearing applicants, MAC SH, LLC, and the Sunset Islands 3 and 4 Property
Owners, Inc., are requesting a re-hearing of a previous decision of the Design
Review Board, wherein it approved both the construction of a new 5-story mixed-
use building to replace all existing structures on the subject site, to be
demolished, as well modifications to a previously approved site plan, which is the
subject of a Declaration of Restrictive Covenants in Lieu of Unity of Title. If the
re-hearing request is granted it may be heard immediately.
