I. PROGRESS REPORTS
1. DRB File No. 19315, 49-53 Collins Avenue. The applicant, Southpointe Heights,
L.L.C., is requesting a one (1) year Extension of Time to obtain a Full Building
Permit for a previously issued Design Review Approval for the construction of a
new 7-story mixed-use residential/retail structure, which will replace an existing
parking lot.

II. REQUESTS FOR EXTENSIONS OF TIME
1. DRB File No. 19940, 2301 Alton Road – Miami Beach Golf Club Cart Storage
Facility. The applicant, The City of Miami Beach, is requesting a one (1) year
Extension of Time to obtain a Full Building Permit for a previously issued Design
Review Approval for the construction of a new single story golf cart storage
facility, located to the north of the existing clubhouse.

2. DRB File No. 19646, 4100-4130 Pine Tree Drive, 300-344 42nd Street, & 4119
Sheridan Avenue. The applicant, City National Bank of Florida, is requesting a
one (1) year Extension of Time to obtain a Full Building Permit for a previously
issued Design Review Approval for the construction of a new 7-story multifamily
building, to replace an existing grade level parking lot.
DEFERRED BY APPLICANT; TO BE RE-NOTICED FOR A FUTURE DATE
3. DRB File No. 19839, 3186 Prairie Avenue – Massolo Residence. The applicant,
Art and Jen Massolo, are requesting a one (1) year Extension of Time to obtain a
Full Building Permit for a previously issued Design Review Approval for
modifications to an existing pre-1942 architecturally significant 2-story home,
including the construction of second story additions to the existing single story
portions of the home.

4. DRB File No. 20083, 321-333 84th Street – North Beach Flats. The applicant,
North Beach Flats, LLC, is requesting a one (1) year Extension of Time to obtain
a Full Building Permit for a previously issued Design Review Approval for the
construction of two (2) new 3-story multifamily buildings, which will replace two
(2) existing single story buildings, to be demolished.

III. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Projects
a. DRB File No. 21791, City Right-of-Way, 1100 Block of Lincoln Road –
AIPP Project. The applicant, the City of Miami Beach is requesting
Design Review Approval for an Art in Public Places (AIPP) project.

b. DRB File No. 21729, 1800-1824 West Avenue – The Fresh Market. The
applicant, The Fresh Market, Inc., is requesting Design Review Approval
for the construction of a new 3-story grocery store which will replace the
existing 2-story buildings, to be demolished.

2. New Projects
a. DRB File No. 21814, 350 75th Street. The applicant, Mimo on the Beach
IV Condo Association is requesting Design Review Approval for the
installation of new vertical picket railings on the 2-story building, which
will replace the existing decorative balcony railings, to be demolished.

b. DRB File No. 21815, 4765 North Bay Road. The applicant, Angel Leon,
is requesting Design Review Approval for the construction of a new 2-
story addition to an existing 2-story home.

c. DRB File No. 21817, 105 East Rivo Alto Drive – Single Family Home.
The applicant, Howard Srebnick, is requesting Design Review Approval
for the construction of a new 2-story single family home, which will
replace an existing pre-1942 architecturally significant 2-story home, to
be demolished.

d. DRB File No. 21816, 600-642 Alton Road & 601-651 West Avenue –
Former South Shore Hospital. The applicant, South Beach Heights I,
LLC, is requesting Design Review Approval for exterior design
modifications to the existing structures, including the 3-story hospital
building, 10-story medical office building, and 3-story parking garage, as
part of a change of use from Hospital to office, retail, and storage uses.
APPROVED
