1. Proposed revisions to the adopted Design Guidelines pertaining to hurricane and
security shutters on 41st Street.
APPROVED; Request made for staff to draft an Ordinance Amendment pertaining to
enforcement measures on 41st and 71st Streets.
IV. MODIFICATIONS TO PREVIOUSLY APPROVED PROJECTS
1. DRB File No. 19070, 1201-1215 West Avenue – New Chelsea Lofts. The
applicant, 1201 Chelsea, L.L.L.P, is requesting modifications to a previously
issued Design Review Approval for the construction of a new 6-story multifamily
building on a vacant lot. Specifically the applicant is proposing modifications to
the previously approved exterior facades.

2. DRB File No. 18871, 929-929 Alton Road. The applicant, Alton Sobe, L.L.C., is
requesting modifications to a previously issued Design Review Approval for the
construction of a new, 5-story mixed-use project, on a site which previously
contained two (2) single story apartment buildings. Specifically the applicant is
proposing modifications to the scale, massing and setbacks, as well as the
previously approved exterior facades.

V. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Matters
a. DRB File No. 19646, 4100-4130 Pine Tree Drive, 300-344 42nd Street, &
4119 Sheridan Avenue. The applicant, City National Bank of Florida, is
requesting Design Review Approval for the construction of a new 7-story
multifamily building, to replace an existing grade level parking lot.

b. DRB File No. 19774, 321-327 Michigan Avenue and 927 3rd Street. The
applicant, The Housing Authority of the City of Miami Beach, is
requesting Design Review Approval for the construction of two (2) new
4-story buildings for low-income elderly housing on vacant lots.

2. New Projects
a. DRB File No. 20085, 49 Palm Avenue – Menzel Residence. The
applicant, Maria G. Menzel, is requesting Design Review Approval for
the modifications to an existing pre-1942 architecturally significant single
family home, including the construction of a 2-story ground level addition
at both the front and the rear of the existing home.

b. DRB File No. 20083, 321-333 84th Street – North Beach Flats. The
applicant, North Beach Flats, L.L.C., is requesting Design Review
Approval for the construction of two (2) new 3-story multifamily buildings,
which will replace two (2) existing single story buildings, to be
demolished.

c. DRB File No 20084, 300 Alton Road – Texas de Brazil @ Miami Beach
Marina. The applicant, Miami Beach Marina Associates, Ltd., is
requesting Design Review Approval for façade and building renovations
including the construction of a new front entrance canopy and new
entrance pylons.
