I. REQUESTS FOR EXTENSIONS OF TIME
1. DRB File No. 18870, 718-810 1st Street, Block 52 – Viceroy. The applicant,
TRG-Alaska III, L.L.C., is requesting a one year Extension of Time to obtain a
Building Permit for a previously issued Design Review Approval for the
construction of a new 6-story multifamily building, which will replace one single
story building, to be demolished.
APPROVED
2. DRB File No. 18776, 1 Washington Avenue – South Pointe Park Improvement
Project. The applicant, the City of Miami Beach, is requesting a one year
Extension of Time to obtain a Building Permit for a previously issued Design
Review Approval for the substantial redesign of South Pointe Park.

II. APPEALS FROM ADMINISTRATIVE DECISIONS
1. DRB File No. 20425 – 3757 Praire Avenue – Single Family Home. The
applicants, Yaakov and Roza Haimov, are requesting an appeal of an
administrative decision that the existing single family home on the property is
architecturally significant.

III. REQUESTS FOR REHEARINGS
1. DRB File No. 19646, 4100-4130 Pine Tree Drive, 300-344 42nd Street, & 4119
Sheridan Avenue. The applicant, Henry A. Lowenstein and other Affected Persons,
are requesting a re-hearing of a previously issued Design Review Approval for the
construction of a new 7-story multifamily building, to replace an existing grade level
parking lot.
Re-hearing DENIED
2. DRB File No. 9024, 1330 West Avenue – The Waverly. The applicant, Waverly at
South Beach Condominium Association, is requesting a re-hearing of a previously
issued Clarification of Conditions for a previously issued Design Review Approval for

a hi-rise multi-family tower, in order to eliminate the requirement of a public baywalk.
If the request for a re-hearing is granted, the matter shall be heard immediately.

3. DRB File No. 20181, 1100 West Avenue – Mondrian South Beach a.k.a. Mirador.
The applicant, Mirador 1200 Condominium Association, is requesting a rehearing for
a previously issued Design Review Approval for a new landscape plan for the entire
site, as well as for alterations to the existing exterior elevations, including
modifications to the windows, doors, and porte-cochere, and the construction of new
2-story cabanas at the rear of the site. If the request for a rehearing is granted, the
matter shall be heard immediately.

IV. APPLICATIONS FOR DESIGN REVIEW APPROVAL
1. Previously Continued Matters
a. DRB File No. 20181, 1100 West Avenue – Mondrian South Beach
a.k.a. Mirador. The applicant, 1100 West Properties, L.L.C., is
requesting Design Review Approval for a new landscape plan for the
entire site, as well as for alterations to the existing exterior elevations,
including modifications to the windows, doors, and porte-cochere, and
the construction of new 2-story cabanas at the rear of the site.

b. DRB File No. 20173, 420 West San Marino Drive – Single Family
Residence. The applicant, Marita Stavrou, is requesting Design Review
Approval for the construction of a new 2-story home, which will replace
an existing pre-1942 architecturally significant 2-story home, to be
demolished.

c. DRB File No. 20180, 415 East Dilido Drive – Single Family Home. The
applicant, Hector Sicre, is requesting Design Review Approval for the
construction of a new 2-story home, which will replace an existing pre-
1942 architecturally significant 2-story home, to be demolished.

2. New Projects
a. DRB File No. 20426, 625 47th Street – Single Family Residence. The
applicant, Jose Escalante, is requesting Design Review approval for
modifications to an existing pre-1942 architecturally significant 2-story
home, including the construction of a new single story addition and a
new 2-story addition.

b. DRB File No. 20424, 1966 Biarritz Drive – Lofts at Biarritz. The
applicant, Mitrani, Grainer & Associates, are requesting Design Review
Approval for the construction of a new five (5) story building on a vacant
lot.
APPROVED
c. DRB File No. 20427, 2700 Sheridan Avenue – Scott Rakow Youth
Center. The applicant, the City of Miami Beach, is requesting Design
Review approval for the partial renovation of the existing structure,
including the construction of a new single story entrance addition and
new single story golf starter structure, new parking lot, and new outdoor
play area.
