I. REQUSTS FOR CONTINUANCES:
1. DRB File No. 19014, 1801 Purdy Avenue. The applicant, 1801 Purdy L.L.C. is
requesting Design Review Approval for the replacement of the existing fixed
storefront at the first level with a new operable storefront system. [Time certain
of 8:30 am or shortly thereafter; the applicant is requesting a continuance
to July 6, 2006.]
CONTINUED: to July 6, 2006
II. NEW BUSINESS
1. Discussion: Presentation by the North Beach Development Corporation
regarding the community vision for the mix of single family and multifamily
properties fronting the Normandy Waterway.
Motion approved to refer the North Beach Development Corporation zoning study to the
Planning Board, and work with North Beach Development Corporation to develop a set of
guidelines for future development.
2. Discussion: Variance Requests

3. Discussion: Proposed Ordinance Amendment pertaining to the membership
requirements of the Historic Preservation and the Design Review Boards.
CONTINUED: to July 6, 2006
4. Discussion: Summer Vacations.
Discussion on the feasibility of an alternative date to the scheduled August 1, 2006
meeting; if an alternate date cannot be scheduled, August meeting to be cancelled and
agenda items to be moved to September 5, 2006.
III. PREVIOUSLY CONTINUED MATTERS
a. DRB File No. 19068, 925-965 Marseille Drive – Decomar. The
applicants, Dyan Dahari / Behar Font & Partners, P.A., are requesting
Design Review Approval for the construction of two (2) new 3-story

multifamily buildings and one 5-story multifamily building, which will
replace five (5) existing single story apartment buildings, to be
demolished.

b. DRB File No. 19229, 1500 Bay Road – The Flamingo. The applicant,
MCZ Centrum Flamingo I, L.L.C., is requesting Design Review Approval
for the replacement of decorative concrete balcony rails with glass rails.

IV. New Projects
1. DRB File No. 19308, 1681-1683 West Avenue. The applicant,
MBEACH2, LLLP, is requesting Design Review Approval for the
construction of a five (5) story mixed-use, commercial-residential project.
APPROVED
2. DRB File No. 19312, 845 82nd Street – Hawthorne Apartments. The
applicant, Rosa Martinez, is requesting Design Review Approval for the
construction of a four (4) story, multi-family residential project, which will
replace two (2) existing single story structures, to be demolished.
CONTINUED: to August 1, 2006, and project to be re-noticed.
3. DRB File No. 19309, 811 82nd Street – Bay View Villas. The applicant,
Anton Egger, is requesting Design Review Approval for the construction
of a four (4) story, multi-family residential project, which will replace an
existing single story structure, to be demolished.

4. DRB File No. 19313, 2018 North Bay Road – Farrat Residence. The
applicant, Olivier Farrat, is requesting Design Review Approval for
modifications to an existing architecturally significant single family home,
inclusive of the construction of a 3-story addition.

5. DRB File No. 19311, 6301 Pine Tree Drive – Amedia Residence. The
applicant, Frank Amedia, is requesting Design Review Approval for
modifications to an existing architecturally significant single family home,
inclusive of the construction of two (2) separate 2-story additions.

6. DRB File No. 19314, 4955 Lake View Drive – Harrelson Residence.
The applicant, Austin Harrelson, is requesting Design Review Approval
for modifications to an existing architecturally significant single family
home, inclusive of the construction of a 2-story addition.

7. DRB File No. 19310, 7790 Tatum Waterway Drive – North Beach
Apartments. The applicant, Allen Chelminsky, is requesting Design
Review Approval for the construction of a grade level parking lot.
