1. Extensions of Time
a. DRB File No. 10507J, 1024 Ocean Drive - Benstan Apartments. The
applicant, 1024 Ocean Drive, Inc., is requesting a One (1) year Extension
of Time to obtain a Building Permit for a previously issued Certificate of
Appropriateness and Design Review Approval for the renovation, alteration
and partial demolition of an existing five (5) story apartment building,
including the conversion of the first level of the structure to a restaurant.
APPROVED -- 1 Year
b. DRB File No. 10508J, 1036-1052 Ocean Drive - Oceanside Promenade.
The applicants, 1036 Ocean Drive, Inc., 1042 Ocean Drive, Inc., & 1052
Ocean Drive, Inc., are requesting a One (1) year Extension of Time to
obtain a Building Permit for a previously issued Certificate of
Appropriateness and Design Review Approval for the renovation, alteration
and partial demolition of an existing three (3) story hotel.
APPROVED -- 1 Year
c. DRB File No. 10509J, 1060 Ocean Drive - Waves Hotel. The applicant,
1060 Ocean Drive, Inc., is requesting a One (1) year Extension of Time to
obtain a Building Permit for a previously issued Certificate of
Appropriateness and Design Review Approval for the renovation, alteration
and partial demolition of an existing three (3) story hotel.
APPROVED -- 1 Year
Previously Continued & New Projects Requiring Demolition:
1. 1111 COLLINS AVENUE - TUDOR HOTEL
a. DRB File No. 12104J, 1111 Collins Avenue - Tudor Hotel. The applicant,
Tudor Hotel Associates, Inc., is requesting a Certificate of Appropriateness
and Design Review Approval for the construction of an exterior terrace,
outdoor bar and perimeter wall.

b. HPB File No. 1122, 1111 Collins Avenue - Tudor Hotel. The applicant,
Tudor Hotel Associates, Inc., is requesting an after-the-fact Certificate of
Appropriateness for Demolition for the demolition of an existing exterior
terrace and perimeter wall, in conjunction with the construction of a new
exterior terrace, outdoor bar and perimeter wall.
CONTINUED to 2/8/00 to address historic, design and appropriateness concerns.
2. 1390 OCEAN DRIVE - KENNEDY GALLERY
a. DRB File No. 12435J, 1390 Ocean Drive - Kennedy Gallery. The
applicant, 1130 Duval Partnership, is requesting a Certificate of
Appropriateness and Design Review approval for the partial demolition and
alteration of the first level of an existing condominium, in order to
accommodate an art gallery.
b. HPB File No. 1129, 1390 Ocean Drive - Kennedy Gallery. The applicant,
1130 Duval Partnership, is requesting a Certificate of Appropriateness for
Demolition for the partial demolition of an existing structure, in conjunction
with alterations at the first level of an existing condominium, in order to
accommodate an art gallery.
APPROVED subject to the relocation of the main Front doors.
3. 1029 - 1031 LINCOLN ROAD
a. DRB File No. 12318J, 1029 - 1031 Lincoln Road. The applicant, 1021
Lincoln Road Ltd., is requesting a Certificate of Appropriateness and
Design Review Approval for the partial demolition and renovation of an
existing one-story retail building, inclusive of a two-story infill addition at the
rear of the site, fronting Lincoln Lane.
b. HPB File No. 1128, 1029 - 1031 Lincoln Road. The applicant, 1021
Lincoln Road Ltd., is requesting a Certificate of Appropriateness for
Demolition for the partial demolition of the rear portion of an existing one (1)
story retail structure, in conjunction with the renovation of said retail
building and a two-story infill addition at the rear of the site, fronting Lincoln
Lane.
APPROVED subject to removal of non-original front facade.
Previously Continued Matters:
1. DRB File No. 10514J, 155 Lincoln Road - DiLido/Ritz Carlton. The applicant,
DiLido Beach Hotel, Corp., is requesting a Clarification of Conditions for the Final
Order of a previously issued Certificate of Appropriateness and Design Review
approval for the partial demolition, renovation, alteration and expansion of an
existing nine (9) story hotel, relative to the interior lobby stairway.
APPROVED subject to retention of curved interior wall.

2. DRB File No. 12105J, 1020 Ocean Drive - Clevelander Hotel. The applicant, 2K
South Beach Hotel, LLC, is requesting a Certificate of Appropriateness and Design
Review Approval for the partial demolition, substantial renovation and restoration
of an existing hotel structure and pool deck, as well as the construction of a five (5)
story addition.
APPROVED subject to conditions.
3. DRB File No. 12110J, 1601 - 1627 Washington Avenue - Lincoln Place. The
applicant, 16th Street Partners, LLC, is requesting a Certificate of Appropriateness
and Design Review Approval for the removal of an existing grade level municipal
parking lot and the demolition of three (3) existing structures, in order to construct
an eight (8) story office and public parking structure, with ground level retail.
APPROVED subject to all staff conditions, as modified.
4. DRB File No. 12387J, 940 Ocean Drive - The Breakwater Cafe. The applicant,
Breakwater Cafe, is requesting a Certificate of Appropriateness and Design
Review approval for the introduction of outdoor concert speakers and lighting, a
stage, as well as the construction of an interior lobby bar, terrace bar and courtyard
bar, in association with an outdoor entertainment establishment.
Patio Bar approved and Terrace Bar denied.
Revisions to Previously Approved Plans:
1. DRB File No. 10255J, 100 Lincoln Road - Walgreens. The applicant, Walgreens
Company, is requesting a Certificate of Appropriateness and Design Review
approval for revisions to previously approved plans for the renovation and
alteration of an existing commercial structure, in order to replace fixed storefront
glass with operable display windows.
APPROVED subject to minor design modifications.
New Projects:
1. DRB File No. 12319J, 1041 Collins Avenue - Park One. The applicant, Park One
of Florida, Inc., is requesting a Certificate of Appropriateness and Design Review
Approval for the removal of an existing grade level municipal parking lot in order to
construct a six (6) story public parking structure, with ground level retail.
CONTINUED to 1/11/00.
Previously Continued Matters
1. DRB File No. 12109, 7100 Fisher Island Drive - Fisher Island. The applicant,
Fisher Island Holdings, L.L.C., is requesting Design Review Approval for the
construction of three (3), ten (10) story residential structures, with a total of 128
units.
CONTINUED to 1/11/00 at the request of the applicant.

2. DRB File No. 12316, 1021 Bay Drive - Le Lofts. The applicant, 910 Country Club
Prado, Inc., is requesting Design Review Approval for a twelve (12) unit, four (4)
story apartment building.
CONTINUED to 2/8/00.
New Projects
1. DRB File No. 12436, 1577 Bay Road - Ilona Bay. The applicant, Chad
Oppenheim, is requesting Design Review Approval for the construction of a nine
(9) unit, five (5) story townhome/condominium.
APPROVED as submitted, subject to all staff conditions.
2. DRB File No. 12437, 6515 Collins Avenue - Bel-Aire Condominium. The
applicant, Atlantic Bel-Aire, LC, is requesting Design Review Approval for the
construction of a 130 unit, eighteen (18) story condominium/hotel, with an
accessory beach grill and bar.
DENIED without prejudice.
3. DRB File No. 12438, 501 - 72nd Street - North Shore Park. The applicant, The
City of Miami Beach, is requesting Design Review approval for renovations to an
existing public park, including, but not limited to, the construction of a new two (2)
story community center and basketball gymnasium, as well as concession stands,
a tennis center and tennis courts, shuffle ball court, and ball fields, and landscape
improvements throughout the park.
APPROVED subject to minor design revisions.
