SUBJECT: PLANS APPROVAL FOR THE ROYAL PALM HOTEL
To provide an update on the status of the plans approval for the Royal Palm Hotel, for the past three
weeks, the Building Department's structural plan reviewers have met with representatives of the
referenced project, including structural engineers and post tension engineers, on a daily basis.
Structural plan reviewers have been instructed to meet with the representatives of the project,
without any reserved time/appointments, and they have done so almost every day for the past three
weeks.
As of today, the required corrections for the post tension drawings of the second floor are not
completed. Staff has conferred with the developer's engineers and the City is awaiting the revised
plans and completed PT shop drawings, based on the agreed upon methodology.

For the past three weeks, the Building Department's Structural Plan
Reviewers have met with representatives of the above project including
Structural Engineers and Post Tension engineers on daily basis.
Structural Plan Reviewers have been instructed to meet with the
representaives of the project even without any reserved
time/appointments, and they have done so for almost every day for the
past three weeks. As of today, the required corrections for the post
tension drawings of the second floor are not completed yet. The
structural revisions required prior to approval and release of the 2nd
floor are not submitted as of this date, but the project's structural
engineer is working on it. We have agreed on a solution for the
underdesigned pile cap (a letter from the developer was submitted to
the department agreeing to the solution and the legal dept. was ok
with the language of the letter), providing that the structural
revisions for the 2nd floor and corrections on PT shop drawings are
submitted and approved, As of today, the said revision plans and
completed PT shop drawing corrections have not been submitted.
