City Center Maximum Building Height Regulations
Date: September 15, 2004
At the September 8, 2004 City Commission meeting, a question was brought up regarding
the history of the height regulations for the City Center area of the CD-3 zoning district
(bounded by Drexel Ave., 16th St., Collins Ave., the south property line of lots fronting on
the south side of Lincoln Rd., Washington Ave., and Lincoln Rd.)
Prior to October 8, 1997, there was no height limit for this zoning district. Ordinance 97-
3097, adopted October 8, 1997, set a maximum height of 100 feet for this area of the CD-3
district. Ordinance 98-3150, adopted November 4, 1998, defined the City Center area as
described above, and maintained the maximum height for this district at 100 feet.
