A RESOLUTION OF THE MIAMI BEACH
REDEVELOPMENT AGENCY ACCEPTING TITLE
BY QUIT CLAIM DEED TO ALL REAL
PROPERTY OWNED BY THE CITY OF MIAMI
BEACH WITHIN THE FIRST PHASE OF THE
COBB PROJECT (BLOCKS 78 & 80, OCEAN
BEACH ADDITION NO.3, AS RECORDED IN
PLAT BOOK 2, PAGE 81, OF THE
OFFICIAL RECORDS OF DADE COUNTY,
FLORIDA)
WHEREAS, on March 31, 1989, the Miami Beach Redevelopment
Agency (Agency) and Cobb Partners Development, Inc. (Cobb) entered
into a Development Agreement and Contract for Purchase and Sale
(the Agreements) for the development of a parcel of land consisting
of two city blocks described as Blocks 78 & 80 (First Phase
Parcel), within the South pointe Redevelopment Area, previously
referred to as the Old Police station Site; and,
WHEREAS, under the terms of the Agreements the Agency agreed
to use its best efforts to acquire and assemble the privately-owned
real properties within the First Phase Parcel; and,
WHEREAS, in accordance with the Agreements, and as evidenced
by City of Miami Beach (City) Resolution 87-19121, the City agreed
to convey to the Agency the City-owned property within the project
site once the Agency had acquired the privately owned land within
the First Phase Parcel; and,
WHEREAS, the Agency has successfully completed the acquisition
of all the privately-owned real property within the First Phase
Parcel of the project site; and,
WHEREAS, on June 30, 1993, the City commission adopted
Resolution 93-20823 conveying the City-owned property by Quit Claim
Deed to the Agency.
NOW, THEREFORE BE IT DULY RESOLVED BY THE MIAMI BEACH
REDEVELOPMENT AGENCY, THAT:
1. The Miami Beach Redevelopment Agency hereby accepts title
to the properties being conveyed via Quit Claim Deed, from the City
of Miami Beach to the Miami Beach Redevelopment Agency, which are
located within Blocks 78 and 80, Ocean Beach Addition No.3, Plat
Book 2, Page 81, Public Records of Dade County, Florida, and more
particularly described as follows:
A. 119 Jefferson Avenue, a.k.a. Lot 6, Block 78, Ocean
Beach Addition No.3, as recorded in Plat Book 2,
Page 81, of the Public Records of Dade County,
Florida. (Folio #02-4203-009-5500)
B. 127 Jefferson Avenue, a.k.a. Lot 7, Block 78, Ocean
Beach Addition No.3, as recorded in Plat Book 2,
Page 81, of the Public Records of Dade County,
Florida. (Folio #02-4203-009-5510)
C. 135 Jefferson Avenue, a.k.a. Lot 8, Block 78, Ocean

is 1700 Convention Center Drive, Miami Beach, Florida 33139, hereinafter called "Grantee",
WITNESSETH, that the said Grantor, for and in consideration of the sum of $10.00
and other good and valuable considerations, in hand paid by said Grantee, to said Grantor,
the receipt whereof is hereby acknowledged, does hereby remise, release and quitclaim to
said Grantee, and Grantee's heirs and assigns forever, all of the right, title, interest, claim
and demand which said Grantor has in and to the following described land, situated at 119

SUBJECT: A RESOLUTION OF THE MIAMI BEACH REDEVELOPMENT AGENCY
ACCEPTING TITLE BY QUIT CLAIM DEED TO ALL REAL PROPERTY
OWNED BY THE CITY OF MIAMI BEACH WITHIN THE FIRST PHASE
OF THB COBB PROJECT (BLOCKS 78 , 80)
ADMINISTRATION RECOMMENDATION:
The Administration recommends that the Miami Beach Redevelopment
Agency (Agency) adopt the attached Resolution accepting title to
all real property, owned by the City of Miami Beach (City), that
remains within Blocks 78 and 80, Ocean Beach Addition No.3, as
recorded in Plat Book 2, Page 81, of the official'records of Dade
County, Florida.
BACKGROUND:
Under the terms of the Cobb Development Agreement (Agreement), the
Agency is responsible for the acquisition of all privately-owned
property within the Phase I Parcel of the Cobb Project (Blocks 78
and 80). In accordance with "Exhibit K" of the Agreement once the
Agency acquires these parcels, the City agrees to convey, to the
Agency, any City-owned property within the Phase I Parcel. Said
intent to convey the City-owned property is evidenced by City of
Miami Beach Resolution 87-19121. In light of the fact that the
Agency completed the acquisition of all privately-owned property
within BlOCkS 78 and 80, on June 30, 1993, the City Commission
adopted Resolution 93-20823 conveying the City-owned property by
Quit Claim Deed to the Agency.
ANALYSIS:
Since the City has conveyed the City-owned parcels to the Agency,
the Administration considers that the Agency should formally accept
said conveyance in order to be in a position to close on the First
Phase Parcel with Cobb Partners.
CONCLUSION:
The Administration considers that accepting title to the City-owned
parcels is a necessary requirement, as outlined above, and the
adoption of the attached Resolution would assist the Miami Beach
Redevelopment Agency in its efforts to comply with the existing
Agreement with Cobb Partners and expedite the closing of the Phase
I parcel.
