MUFF AND RICHARD MCDONALD IN mE AMOUNT OF $48,400 FOR mE ACQUISITION OF mE WEST 40 FEET OF LOT 1, BLOCK 78, OCEAN BEACH ADDInON NO.3, PLAT BOOK 2, PAGE 81, PUBLIC RECORDS OF DADE COUNTY, FLORIDA, AT 820-2ND STREET FOR mE NEW RESIDENTIAL DEVELOPMENT AT mE OLD POLICE STAnON SITE IN mE soum POINTE REDEVELOPMENT AREA. BE IT RESOLVED BY THE MIAMI BEACH REDEVELOPMENT AGENCY; WHEREAS, Block 78, Ocean Beach Addition No. 3 in the South Pointe Redevelopment Area has been identified as a suitable redevelopment site for the construction of attractively designed residential units; and WHEREAS, the Miami Beach Redevelopment Agency has prepared a request for proposals from developers for redevelopment of the entire two-block site; and WHEREAS, the assembly of the privately-owned parcels included within the two- block site need to be concluded within a reasonable period of time and at a reasonable price through negotiations with owners of said parcels for the purpose of obtaining purchase options; and WHEREAS, the Miami Beach Redevelopment Agency adopted Resolution No. 48-87, on December 23, 1987, authorizing the Executive Director to negotiate options on the privately-owned parcels within Block 78 of Ocean Beach Addition No.3; and WH ER EAS, representatives of the Executive Director have negotiated an offer for sale of $48,400 for the described property; and WHEREAS, the funding for the acquisition is to be taken from the Miami Beach Redevelopment Agency Operating Account. NOW, THEREFORE BE IT RESOLVED BY THE MIAMI BEACH REDEVELOPMENT AGENCY, THAT: 1. The recommendation of the Executive Director and staff as to the purchase price of $48,400 for the West 40 feet of Lot 1, Block 78, Ocean Beach Addition No.3, Plat Book 2, Page 81, Public Records of Dade County, Florida for the new Residential Development at the Old Police Station Site in the South Pointe Redevelopment Area is hereby accepted and approved. 2. Funds in the amount of $48,400 for this acquisition are to be taken from the Miami Beach Redevelopment Agency Operating Account. Seller shall be responsible for documentary stamps, including surtax, and his own attorneys fees. Real estate taxes and prepaid rents shall be prorated to the date of closing. All improvements on the described property are included in this offer. This offer for sale is made on the understanding that eminent domain proceedings are about to be instituted as to this property; consequently, this agreement is made to forestall prutracted litigation. We understand that this offer is subject to approval of the Miami Beach Redevelopment Agency and it can be accepted only by Agency Resolution authorizing same. TO: SUBJECT: Background: The Redevelopment Agency of the City of Miami Beach adopted Resolution No. 48-87 on December 23, 1987, authorizing the Executive Director to seek appraisals for Blocks 78 and 80 of Ocean Beach Addition No.3 and, also, authorized the Executive Director to negotiate options on privately-owned parcels within these two blocks in the South Pointe Redevelopment Area. Current Status: Representatives of the Executive Director of the Redevelopment Agency have met with Lawrence F. Taylor, representative of the property owner's located at 820-2nd Street, Miami Beach, Florida, (legally described as the West 40 feet of Lot 1, Block 78, Ocean Beach Addition No.3, Plat Book 2, Page 81, Public Records of Dade County, Florida). The negotiations with the property owner's representative have resulted in an Offer for Sale in the amount of $48,400.00 (copy of Offer for Sale is attached). The Land Use and Development Committee, at its meeting of Monday, January 16, 1989, reviewed the proposed Offer for Sale. ADMINISTRAnON RECOMMENDAnON: The Executive Director recommends that the Redevelopment Agency approve the settlement offer and adopt the attached Resolution authorizing the acquisition of 820-2nd Street, Miami Beach, Florida, the West 40 feet of Lot 1, Block 78, Ocean Beach Addition No.3, Plat Book 2, Page 81, Public Records of Dade County, Florida, for $48,400.00.
