This memorandum will serve to inform you of the possible closure of the Hotel Versailles
located at 3425 Collins Avenue.
Inspections of the structure by the Building and Fire Department as well as an inspection
by an independent engineering firm revealed numerous life-safety building code violations.
Although the condominium board has agreed to address the building code violations, it is
highly unlikely that a contractor will be able to correct the violations in a timely manner. This
is due to the severity of the building code violations, both electrical and structural, and the
amount of work required to return the building to a status that meets the current building
code requirements. On Friday, June 24th, 2005, the City's Building Official will make a
determination regarding the status of the structure. However, in an effort to provide as
much advance notice as possible as well as assistance to the residents, the City has
already posted the attached letters on the door of every unit. In addition, the City's
outreach team is currently at the building and will be there throughout the weekend. The
dates and times are in the letter addressed to the residents.
The City is doing everything possible to ensure the safety of the residents. In the event a
building closure is required, every effort will be made to find alternate living arrangements
for those residents most in need. An additional memorandum will be sent to you with the
outcome of the Building Department's decision regarding the building as well as general
information on our relocation efforts.

Dear Residents:
A series of inspections of the property as well as an inspection from an independent
engineering firm revealed numerous life-safety building code violations. Although the City is
communicating with your condo association and they have agreed to address the
numerous violations, it is highly unlikely that a contractor will be able to correct the
violations in a timely manner. This is due to the severity of the building c0ge violations both
electrical and structural and the amount of work required to return the building to a status
that meets the current building code requirements. Therefore, according to state law, it may
be possible that the building may be declared an "Unsafe Structure" and need to be
vacated. On June 24th, 2005, the City of Miami Beach Building Official will make a
determination regarding the status of the structure. If the repairs have not progressed in a
manner that ensures the safety of all the residents, the City will proceed to place a placard
on the building this Friday, June 24th, 2005, deeming the structure unsafe. This will require
that every resident gather their personal belongings and leave the building by Monday,
June 2ih, 2005.
In order to assist you with the relocation, City staff will be at the building starting Thursday,
June 23rd, 2005, from 1 :00 pm to 7:00 pm and again, Friday, June 24th. from 2:00 pm to
8:00 pm and will be there through the weekend between the hour of 9:00 am to 6:00 pm. At
this moment, securing your safety is the City's priority.

Estimados residentes:
La ciudad de Miami Beach al igual que una compariia privada de ingenieros ha lIevado a cabo
inspecciones en el hotel Versailles. Dichas inspecciones muestran numeras violaciones que ponen
en peligro la integridad fisica de los residentes. La Asociaci6n ha acordado que resolveran las
diferentes violaciones, pero, lamentablemente, esto tomara tiempo. Las violaciones electricas y de
estructura son muy grandes y repararlas toma tiempo. Igualmente, las reparaciones tienen que
adherirse con las regulaciones y c6digos de vivienda estipulados por la Ciudad de Miami Beach.
Por 10 anterior presentado, y de acuerdo con la Ley Estatal es muy probable que Ie edificio sea
declarado "No apto para vivir" y sea evacuado.
EI 24 de Junio de 2005, el Oficial encargado del Departamento de Edificios tomara una decisi6n
final con respecto a la estructura del edificio. Por otro lado, las reparaciones ya empezaron pero si
estas no ofrecen seguridad fisica a los residentes, la cuidad se vera forzada a poner un letrero en el
edificio este Viernes, 24 de Junio del 2005, declarando que las estructuras no son seguras para los
residentes.
Esto conllevara a que todos los residentes tomen sus efectos personales y evacuen el edificio a
mas tardar el Lunes, 27 de junio de 2005.
La ciudad de Miami Beach asistira a los residentes con la tarea de evacuaci6n y tendra empleados
trabajando en el edificio desde el jueves, 23 de junio de 2005 desde la 1 :00 de la tarde hasta las
7:00 de la noche. EI Viernes, 23 de junio de 2005 de 2:00 de la tarde hasta las 8:00 de la noche.
Tambien estaran en el fin de semana entre 9:00 de la mariana hasta las 6:00 de la tarde. La ciudad
tiene como prioridad la seguridad fisica de los residentes.
