RE: LEASE BETWEEN COLONY THEATER CAFE, INC. AND CONCERT
ASSOCIATION OF FLORIDA, INC. DATED OCTOBER 20, 1999

Addendum to Commercial Lease Agreement (the "Lease") of even date herewith by and
hetween CONCERT ASSOCIATfON OF FLORIDA, INC., as Landlord, and COLONY
THEATER CAFE, INC., a Florida corporation, as Tenant, for a portion of the premises located
at 1040 Lincoln Road, Miami Beach, norida.
Notwithstandillg any clause ill the Lease to the contrary, the following shall prevail:
I. The Tenant shall pay to the Landlord as security deposit simultaneously with the
execution of this Lease the sum of FOUR THOUSAND and NO/lOO ($4,000.00) DOLLARS,
to he held by Landlord without interest as a security deposit for the full and faithful performance
by Tenant of the term~ and conditions of this Lease.
2. The second paragraph of section 45 of the Lease is herehy amended to read as
follows:
"In the event there are five (5) to seven (7) performances in any given month during the
term of this Lease, the Base Rent for any and all such months shall he $2,500.00. In the cvent
there are less than five (5) performances in any given month during the term of this Lease, the
Base Rent for any and a II such mont hs shall be $1 ,SOO. 00. "
3. Section 44 of the Leasc is hereby amended to read as follows: "Tenant
Improvements. Tenant agrees to make improvements to the Premises for a minimum of
$200,000.00, such amount includes the cost of the liquor license, furniture, tableware,
equipment, and all other expenses required for Tenant to open for business."
Capitalized terms used herein and not defined or amcnded herein shall have the meaning
ascribed to them in the Lease. If there are any conflicts between the Lease or this Addendum
to Lease, this Addendum to Lease shall control.
IN WITNESS WHEREOF, Landlord and Tenant have caused this Addendum to Lease
to be executed 0 ates set forth below.
