HomeMy WebLinkAbout2006-26386 Reso RESOLUTION NO. 2006-26386 A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA, APPROVING AND AUTHORIZING THE MAYOR AND CITY CLERK TO EXECUTE A LEASE AGREEMENT BETWEEN THE CITY AND JEWISH COMMUNITY SERVICES OF SOUTH FLORIDA, INC., FOR USE OF THE CITY-OWNED BUILDING, COMMONLY REFERRED TO AS THE CARL FISHER CLUBHOUSE, LOCATED AT 2100 WASHINGTON AVENUE, MIAMI BEACH, FLORIDA, FOR A TERM OF THREE HUNDRED SIXTY FOUR (364) DAYS, COMMENCING ON JANUARY 1, 2007, AND ENDING ON DECEMBER 30, 2007 WHEREAS, on November 2, 1988, the Mayor and City Commission adopted Resolution No. 88-19424, approving a Lease Agreement with Jewish Vocational Services, Inc., for use of the auditorium at the City-owned building, commonly referred to as the South Shore Community Center (a.k.a. the 6th Street Community Center), located at 833 6th Street, Miami Beach, Florida; and WHEREAS, the use of the auditorium was for the sole purpose of Jewish Vocational Services' operation of a "Hot Meals Program"; and WHEREAS, since the inception of the "Hot Meals Program", Jewish Vocational Services has continued to provide said services to the citizens of Miami Beach; and WHEREAS, Jewish Vocational Services, Inc. has now changed its name to Jewish Community Services of South Florida, Inc. (JCS); and WHEREAS, the on-going renovation of the South Shore Community Center has necessitated the temporary relocation of the "Hot Meals Program" to the City-owned Carl Fisher Clubhouse; and WHEREAS, on October 23, 2006, the Administration authorized the JCS, pursuant to a short-term Letter Agreement, to relocate its operation from the South Shore Community Center to the Carl Fisher Clubhouse for a term not to exceed eleven weeks; and WHEREAS, the term of said Letter Agreement commenced on October 27,2006, and is scheduled to expire on December 31,2006; and WHEREAS, the Administration and JCS are desirous offormalizing said continued use; and WHEREAS, the Administration would hereby recommend that the City approve the attached Lease Agreement, for the JCS's continued operation of the Program. NOW, THEREFORE, BE IT DULY RESOLVED BY THE MAYOR AND CITY COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA, that the Mayor and City Commission of the City of Miami Beach, Florida, hereby approve and authorize the Mayor and City Clerk to execute a Lease Agreement between the City and Jewish Community Services of South Florida, Inc., for use of the City-owned building, commonly referred to as the Carl Fisher Clubhouse, located at 21 00 Washington Avenue, Miami Beach, Florida, for a term of three hundred sixty four (364) days, commencing on January 1,2007, and ending on December 30, 2007 PASSED and ADOPTED this 6th day of DecerT}ber, 2006. lrkt- fCLc~ Robert Parcher, CITY CLERK ATTEST: JMG:TH:ACV:rlr F:\ECON\$ALL\ASSET\6STREET.CTR\LEASES\JCS_Carl Fisher Clubhouse Lease.RES.doc COMMISSION ITEM SUMMARY Condensed Title: A resolution approving and authorizing the Mayor and City Clerk to execute a Lease Agreement between the City and Jewish Community Services of South Florida, Inc., for the use of the City-owned building, commonly referred to as the Carl Fisher Clubhouse for a term of three hundred sixty four (364) days, commencing on January 1, 2007, and ending on December 30, 2007. Item Summary/Recommendation: The Jewish Community Services of South Florida currently has use of the auditorium at the South Shore Community Center, a City-owned property, for the operation of a "Hot Meals" Program. Due to the on-going renovation of the South Shore Community Center, and the timeliness of the permits to undertake the renovation, the JCS program will be relocated to the Carl Fisher Clubhouse for a 364 day term for rent totaling one ($1) dollar with the JCS undertaking the operating expenses for the facility. The renovations are projected to be completed in approximately 8 months at which time the JCS "Hot Meals" Program will return to the South Shore Community Center and continue operations as they had previous to the renovations. The Administration recommends that the Mayor and the City Commission approve this Lease Agreement which will allow the JCS "Hot Meals" Program a location for operations during the renovation of the South Shore Community Center. The Administration recommends adoption of the Resolution. ANAL YSIS The Jewish Community Services of South Florida currently has use of the auditorium at the South Shore Community Center, a City-owned property, for the operation of a "Hot Meals" Program. Due to the on-going renovation of the South Shore Community Center, and the timeliness of the permits to undertake the renovation, the JCS program was relocated to the Carl Fisher Clubhouse under the terms of a short-term Letter Agreement until such time as the matter could be addressed by the City Commission. The renovations are projected to be completed in approximately 8 months at which time the JCS "Hot Meals" Program will return to the South Shore Community Center and continue operations as they had previous to the renovations. In order to operate in the interim, the attached short-term lease for 364 days is recommended by the Administration. The rent for the Carl Fisher Clubhouse will be $1 for the term and the JCS "Hot Meals" Program will be the sole tenant for the time indicated. CONCLUSION The Administration recommends that the Mayor and the City Commission approve this Lease Agreement which will allow the JCS "Hot Meals" Program a location for operations during the renovation of the South Shore Community Center.
