A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE
CITY OF MIAMI BEACH, FLORIDA, APPROVING A THREE
MONTH EXTENSION OF THE PARKING DEPARTMENT'S OFFICE
SPACE LEASE AT 1674 MERIDIAN AVENUE TO ALLOW FOR THE
COMPLETION OF INTERIOR CONSTRUCTION WORK AT THE NEW
OFFICE LOCATED AT 777 17TH STREET.
WHEREAS, the City Commission and Administration concur with
the Lockheed IMS study recommendation concerning the need to
physically consolidate all Parking Department functions to improve
various aspects of the operation; and,
WHEREAS, the
field operations

location, but requires additonal time for completion of the

NOW, THEREFORE, BE IT DULY RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA APPROVE A THREE
MONTH EXTENSION OF THE CURRENT LEASE AT 1674 MERIDIAN AVENUE TO
ALLOW FOR THE CONSTRUCTION WORK TO BE COMPLETED AT THE NEW
LOCATION, AND AUTHORIZE THE EXECUTION OF THE EXTENSION AGREEMENT,
ATTACHED AS EXHIBIT A, BY THE MAYOR AND CITY CLERK.

THREE MONTH EXTENSION OF OFFICE SPACE LEASE AT 1674
MERIDIAN AVENUE TO ALLOW FOR COMPLETION OF BUILDOUT WORK
AT PARKING DEPARTMENT'S NEW LOCATION (CONSOLIDATION) -
777 17TH STREET
ADMINISTRATION RECOMMENDATION:
The Administration recommends that the city Commission authorize
the extension of the parking Department's office space lease to
allow completion of remodeling ("buildout") work at the future
offices located at 777 17th Street.
BACKGROUND:
In February,. 1994 Mayor and City commission approved a one year
lease of third floor office space at 1674 Meridian Avenue. The
2,900 square foot space was a short-term solution to provide the
Parking Department with sufficient space for its administrative
offices. However, as the recently completed Lockheed IMS study has
pointed out, there is a need to locate the Department's field
operations staff within the same building as the administration.
The consolidation of all Parking Department functions will improve
efficiency, morale and the overall effectiveness of the Department.
Furthermore, the new building's proximity to City Hall and to the
existing meter storage area in the 17th Street parking garage are
desirable features.

ANALYSIS:
Lease extension
The Parking Department and 1674 Meridian Avenue, Ltd. mutually
agree to extend the lease agreement for a period of three (3)
months, commencing April 1, 1995 and terminating June 30, 1995.
The City will pay in advance the three month period at a monthly
rate of $3,262.50 per the lease's renewal rate provision (total
payment is $9,787.50). The Parking Department will vacate the
premises prior to June 30, 1995. Meridian Avenue, Ltd. agrees to
refund any unused portion of the rent with the exception of funds
required to repair any damage to the leased area.
CONCLUSION:
The City commission should approve the extension of the lease at
1674 Meridian Avenue to allow for the full completion of the
Parking Department's new consolidated offices.

AMENDMENT TO LEASE AGREEMENT BETWEEN THE CITY OF MIAMI BEACH,
FLORIDA AND 1674 MERIDIAN AVENUE L TD, FOR THE PREMISES
LOCATED AT 777 17TH STREET
This Amendment to Lease Agreement, made and entered into this _ of April, 1995, by and
between the CITY OF MIAMI BEACH (City) AND 1674 MERIDIAN AVENUE, L TO.
(Lessor);
WITNESSETH:
WHEREAS, the City and Lessor are parties to a Lease Agreement (Agreement) dated
April 1, 1994, for lease of the premises located at 1674 Meridian Avenue and currently housing
the City Parking Department's Office; and
WHEREAS, the Agreement expired on March 31,1995, but the parties thereto have
agreed to a three month extension of the Lease Term, thereby extending same from March 31,
1995 to June 30,1995.
NOW, THEREFORE, in consideration of the mutual covenants herein contained, and other good
and valuable consideration, the receipt of which is hereby acknowledged, the parties hereby
agree as follows:
1. The parties agree to extend the Lease Term from March 31,1995 to June 30, 1995.
2. The parties hereby ratify and confirm all of the terms and conditions of the Agreement
which remain unchanged.
IN WITNESS THEREOF, the parties hereto have caused these presents to be signed by the
respective duly authorized officers and the respective corporate seals to be affixed this _ day of
April, 1995.
