A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE CITY OF MIAMI
BEACH, FLORIDA, SETTING A PUBLIC HEARING TO CONSIDER A PROPOSED
AMENDMENT TO THE THE OFFICIAL ZONING MAP CONSISTING OF:
Rezoning - Monad Terrace
An Ordinance ofthe Mayor and City Commission of the City of Miami Beach, Florida, Amending
the Official Zoning District Map, Referenced in Section 142-72 of the Code of the City of Miami
Beach, Florida, by Changing the Zoning District Classification for the properties fronting on Monad
Terrace from the Current Zoning District Classification RM-2 Residential Multifamily Medium
Intensity, to the Proposed Zoning District Category RM-3 Residential Multifamily High Intensity;
Amending the Affected Portion of the City's Official Zoning District Map to Correspond with this
Change as Adopted by the Commission; Providing for Repealer, Severability and Effective Date.
WHEREAS, the above amending ordinance to the City's Official Zoning Map was referred
to the Miami Beach Planning Board by the City Commission, and the Planning Board having
considered the ordinance at its September 26, 2000 meeting; and
WHEREAS, pursuant to 118-164(1) of the Land Development Regulations of the City Code,
for changes to the actual zoning map designation for a parcel or parcels of land involving parcels less
than 10 contiguous acres, the City Commission shall provide for public notice and hearings by
holding one public hearing on the proposed ordinance and may, upon the conclusion of the hearing,
immediately adopt the ordinance.; and
WHEREAS, in order to enable the City Commission to hold the required first, and only,
public hearing in a timely manner at its November 8, 2000 meeting, the Administration is requesting
that the public hearing be set at this time;
NOW, THEREFORE, BE IT DULY RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA, that a public hearing to
consider an amendment to the City's Official Zoning Map rezoning the area of Monad Terrace from
the current RM-2 Residential Multi-Family Medium Intensity Zoning District, to the proposed RM-3
Residential Multi-Family High Intensity Zoning District, is hereby scheduled on Wednesday,
November 8, 2000 at 5:10 p.m., in the City Commission Chambers at 1700 Convention Center
Drive, Miami Beach, Florida, and the City Clerk is hereby authorized and directed to publish and
distribute the appropriate public notice of said public hearing at which time all interested parties will
be heard.

WITH THIS CHANGE AS ADOPTED BY THE CITY
COMMISSION; PROVIDING FOR REPEALER,
SEVERABILITY AND AN EFFECTIVE DATE.
WHEREAS, amending the zoning of the property listed below as provided herein is
necessary to insure that development of that property will be compatible with development in
adjacent and surrounding areas, and will contribute to the health and general welfare of the City;
NOW THEREFORE, BE IT ORDAINED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA:
SECTION 1. AMENDMENTS OF ZONING DISTRICTS AND MAP OF
COMPREHENSIVE ZONING ORDINANCE.
That the Mayor and City Commission hereby amend the Zoning Districts and Zoning District
Map of City of Miami Beach referenced in Section 142-72 ofthe Code of the City of Miami Beach,
Florida, by changing the zoning district classifications for the properties fronting on Monad Terrace
from the existing zoning district classification RM-2 Residential Multi-Family Medium Intensity,
to the proposed zoning district classification RM-3 Residential Multi-Family High Intensity.
SECTION 2. REPEALER.
That all Ordinances or parts of Ordinances in conflict herewith be and the same are hereby
repealed.
SECTION 3. SEVERABILITY.
If any section, subsection, clause or provision of this Ordinance is held invalid, the remainder
shall not be affected by such invalidity.
SECTION 4. EFFECTIVE DATE.
This Ordinance shall take effect on the _ day of , 2000.

ADMINISTRATION RECOMMENDATION
The Administration recommends that the City Commission set the required public hearing for a
time certain on November 8, 2000 at 5:10 p.m. for this proposed amendments to the Official
Zoning Map.
ANALYSIS
The re-zoning of Monad Terrace from RM-2 to RM-3 was referred to the Planning Board by the
City Commission on December 15, 1999, during the public hearing rezoning the adjacent property
(the Parkshore, now known as the Waverly) from RM-2 to RM-3.
The subject amendment requires a 30 day mailed notice of public hearing. Therefore, to enable the
City Commission to hold the first, and only (less than 10 acres requires only one) public hearing
on the proposed amendment in a timely manner at its November 8, 2000 meeting. the
Administration is requesting that the public hearing be set at this time.
Based on the foregoing, the Administration recommends that the City Commission set the required
public hearing regarding the proposed amendment to the Official Zoning Map, referenced above
and more particularly set forth in the attached ordinance, for November 8, 2000 at 5:10 p.m.
