cor oration existing under the laws of the State of Florida, whose
post office address is 1700 Convention Center Drive, Miami Beach,
Florida 33139, hereinafter called the Grantor, to AR & J SOBE, LLC, a
Florida limited liability company, whose post office address is c/o
Berkowitz Development, 2665 South Bayshore Drive, Suite 1200, Coconut
Grove, Florida 33133, hereinafter called the Grantee (wherever used
herein the terms "Grantor" and "Grantee" include all the parties to
this instrument and the heirs, legal representatives and assigns of
individuals, and the successors and assigns of corporations).
WITNESSETH: That the Grantor, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof is hereby
acknowledged, does hereby grant, bargain, sell, alien, remise,
release, convey and confirm unto the Grantee all of its right, title
and interest in the following described land situate in Miami-Dade
County, Florida, viz:
That certain 20 foot wide alley, bounded on the east by the west
boundary of Lots 1 through 8, Block 104, Ocean Beach, Florida
Addition No. 3 according to the plat thereof as recorded in Plat
Book 2, Page 81 of the Public Records of Miami-Dade County,
Florida; bounded on the west by the east line of Lots 9 through
16, of said Block 104; bounded on the north by the north line of
Lot 1 of said Block 104 projected westerly; and bounded on the
south by the north line of the south 10 feet of Lot 8 of said
Block 104 projected westerly
Said property does not have a Folio number, as it is a former public
alley.
Subject to:
1. Zoning and other governmental rules, regulations and
ordinances.
2. Restrictions, covenants, conditions and easements of record,
without intent to reimpose or reinstate same hereby.
3. General and special taxes or assessments for the current
year.
TOGETHER with all the tenements, hereditaments and appurtenances

thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
By this conveyance, Grantor waives and releases any reservation
o~ rights pertaining to phosphates, minerals, metals and/or petroleum
that may be in, on or under said property.
This Deed constitutes the Notice of Vacation of Alley
contemplated by the unrecorded Vacation Agreement dated February 23,
2005 (the "Vacation Agreement") between Grantor and Grantee. By this
Deed, Grantor confirms that all conditions to vacation have been
satisfied, and the reverter provided for in the Vacation Agreement is
of no further force or effect.
IN WITNESS WHEREOF, the said Grantor has caused this instrument
to be executed as of the day and year first abpve v~~itten.
