SUBJECT: DRB22-0793: 3400 Chase Avenue -Right of Way Shared Use Path
On May 3, 2022, the Design Review Board (ORB) reviewed an application on an advisory basis,
for the construction of a new shared use path, including the widening of an existing sidewalk. This
was the first application reviewed by the ORB pursuant to the recently adopted legislation
establishing the ORB advisory review process . Pursuant to Section 118-252( c)(2) of the Land
Development Regulations of the City Code the recommendations of the ORB shall be transmitted
to the City Commission via letter to commission (L TC).
The application was submitted by The Office of Capital Improvements Projects (CIP), and the
project area includes the south side of Chase Avenue between Alton Road and 34th Street, and
34th Street from Chase Avenue to Prairie Avenue. There is currently no sidewalk located on the
south side of Chase Avenue, but there is an existing golf cart path, consisting of gray concrete,
which meanders along the north side of the golf course (south side of Chase Avenue).
The project includes the construction of a 10 -foot-wide shared use asphalt path located south of
Chase Avenue, which will meander within the existing landscaping, most of which will be
substantially retained . The palms on site are proposed to be retained and the number of canopy
trees will be increased. The intersection of this path with Alton Road will be part of a future project
that will address needed improvements at the Alton Road/Chase Avenue intersection. Near 34 th
street, the path will continue with an eight (8) foot wide red sidewalk, replacing the existing five-
foot-wide sidewalk. Due to some changes in elevation, the use of safety railing may be required
for some portion of the path along Chase Avenue .
The Design Review Board provided the following recommendations for the project:
1. Louis Poulsen light fixtures should be utilized instead of Acorn light fixtures.
2. All safety railings should consist of a pedestrian scaled design, with a flat profile and
aluminum finish .
3. An alternative, and preferably a permeable material should be used in place of the
proposed asphalt. At a minimum, concrete is preferred over asphalt.
4. The Board expressed concerns with the 10 foot wide pathway and the type of vehicles
that could access such a wide pathway.
