' 1 Collins Park Artist Workforce Housing Project Update #6: Parking Lot P-51 to be Permanently Out of Service effective July 3, 2023 This Letter to Commission ("L TC") provides a status update regarding the Collins Park Artist Workforce Housing Project, located at 224 23 Street (the "Project"). As noted in L TC #269-2023, the Project's financial closing occurred on June 15, 2023, following execution of the Ground Lease Agreement between the City (Lessor) and CFC-MB I, LLC (Lessee). Servitas, LLC, the Project developer, obtained the building permit on June 28, 2023, and pursuant to the Ground Lease and Development Agreement, the Lessee is permitted to take physical possession of the leased premises, which currently operates as Municipal Parking Lot P-51 with 21 spaces. In preparation for transfer of the property to the Lessee, the Parking Department installed prominent signage within the P-51 lot as well as at the entrance, alerting that public access will end effective Monday, July 3, 2023. The Miami Beach Regional Library has also been notified. Alternative public parking is available immediately adjacent to P-51 at the Collins Park Garage (G12) located at 340 23rd Street. Groundbreaking for the Project is slated for July 2023 and Project completion is targeted for spring 2025. The Administration will continue to update the City Commission on progress.
